Common problems we fix in Chinatown

New homes are full of moisture from plaster, screed and concrete, which takes a year or two to dry out. As it does, timber shrinks and joints open and the sealant has to cope with the movement.

Look out for any of the following:

  • Sealant work across a run of new homes
  • Frame joints opening as the plaster dries
  • Worktop and upstand sealant coming away
  • Sealant that never bonded to the surface

If you’ve bought a new home near Tottenham Court Road station, the sealant around baths, showers and frames is worth checking in the first year or two.

10 questions to ask before you book

New build mastic in Chinatown

Failed shower seals, gaps along the skirting and messy beads are common items on a new-home snagging list. If you’re still within the builder’s snagging or warranty period, tell them first, and if it is not put right, get in touch with us. We work on show homes, kitchens and skirting & floors, and common reasons people get in touch are internal frame sealant that has split and shower seals failing in the first year or two.

Shops, offices and commercial units across London have hard-wearing floors with movement joints that need resealing as they wear, and new homes need their plot mastic finished properly before handover, in Chinatown and beyond.

Each job carries a 12-month guarantee, large or small.

Work for landlords, hotels and businesses

Landlords and letting agents in Chinatown can book us as well as householders. Sealant work between tenants keeps a property looking cared for before the next move-in.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

Different surfaces, different methods

Windows and doors

The gap between a new frame and its plaster reveal often opens up. We remove cracked sealant and apply a flexible one.

Bathrooms and en suites

En suite showers are a common source of leaks into the room below. A proper reseal keeps water in the tray.

Joints and finishes in Chinatown homes

Much of London’s new housing is flats in larger developments, where snagging may go through the developer or managing agent. Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Chinatown: your questions answered

Do you work for landlords with property near Tottenham Court Road station?

Yes, we work for letting agents and landlords. Just phone 0345 464 0079 or send us an email and tell us about the property, and we’ll give you a clear quote.

Is Chinatown in your area for new build mastic?

Yes, Chinatown is within the area we cover. Our work covers London and the South East. You can call 0345 464 0079 or drop us an email and let us know what needs doing.

Do you have insurance?

Yes. We’re fully insured, and we can confirm the details when we quote.

Should I wait before resealing?

That depends on the joint. Failed seals in wet areas need doing now, but cosmetic gaps can wait for movement to slow.

Do you work through snagging lists?

Yes. Send the list and a few photos of the sealant items. We will flag anything that needs another trade.

Can you reseal over the builder’s sealant?

No. New silicone won’t bond to old silicone, so sealing over the top fails quickly. The old sealant always comes out first.

My new home is still under warranty. Should I contact you?

Report it to the builder first while you’re covered. If it isn’t resolved, we will cut it out and reseal it.

Do you use white or clear sealant?

Most bathroom joints are white or clear, but sealant comes in other colours too. We choose one to suit the room.

When it isn’t the sealant

To be straight with you, some problems need a different trade:

  • Damaged fittings that need replacing
  • Your warranty claim itself, which is between you and the builder
  • Structural cracks in walls or ceilings

If you are not sure, just phone 0345 464 0079 or email us and we will give you a straight answer before booking.

How to look after the new joints

Aftercare is simple, and it makes a real difference:

  • Raise failed sealant with the developer while you are covered
  • Wait for the cure time before using a resealed shower
  • Resist patching a failed seal with a tube from the DIY shop
  • Open a window or run the fan after bathing

Keep photos of the joints and any snagging correspondence with your builder. It helps if anything else comes up during the warranty period.

If a shower tray or bath seal splits in the first year, look for movement. Getting it resealed properly, and any movement checked, stops it recurring.

Can I do it myself?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

What we do, step by step

Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes a few hours in a single home and we leave things clean and tidy. In Chinatown, flats, stairs and shared entrances are part of the routine. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. First, the list of joints is agreed from your snagging sheet or plot schedule.
  2. The failed sealant is removed completely down to clean surfaces.
  3. We clean out the dust and grit left from the build.
  4. Primer goes on where the surface and product need it, then the new sealant.
  5. Each bead is tooled and the cure times explained.

Getting ready for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Plan for the work area to be out of bounds to pets and children
  • Move anything stored near the joints
