Regrouting in Chinatown
Our applicators work in Chinatown on raking out old, cracked or stained grout and regrouting tiled walls and floors. Old material cut out, joints cleaned and sealed neatly and a one-year guarantee.
- Gaps where the shower grout has gone
- Cracked grout along the bath or tray
- Old grout in a dated colour
Quotes for regrouting in Chinatown
Jobs vary more than people expect. What affects the quote:
- How much there is to do
- Whether old sealant or filler has to be cut out
- The number of rooms or windows
- Any working-time requirements on site
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.
Asking for a quote
You do not need to know the technical terms. It helps if you can tell us:
- How many joints, rooms or windows are involved
- Any access issues, like height or stairs
- A few photos by email, if you can
- If it’s domestic, commercial or a hotel
Getting a quote is simple: let us know the job and the location and its rough size. A few photos by email make the job easier to understand, and we’ll come back to you with a quote.
How we handle regrouting in Chinatown
Regrouting is normally paired with resealing. Grout is for the joints between tiles, but corners and edges move, so they’re sealed with silicone rather than grout. Renewing both together means nothing is left half-done. We work on kitchen splashbacks, bathroom floors and tiled floors, and people most often call us about gaps where the shower grout has gone and cracked grout along the bath or tray.
In much of London, period terraces have been converted into flats over the years, and bathrooms were often squeezed into small rooms. Small, steamy rooms are where mould gets into sealant and grout fastest, and homes in Chinatown are no different.
All our work comes with a 12-month guarantee, wherever you are in Greater London.

What we’re called out for in Chinatown
A bathroom that stays damp keeps the grout wet, and damp grout is where mould grows. When black spots keep returning, the mould has normally got into the grout.
Look out for any of the following:
- Splashback grout that has darkened
- A grout colour that no longer suits the room
- Grout washed out of a shower
- Good tiles let down by tired grout
Letting a property close to Tottenham Court Road station? Then a regrout while the flat is empty is quicker than working around a tenant.

What the job involves on each surface
Kitchen splashbacks
The grout by the hob and sink takes most of the mess. We renew the grout and the worktop sealant.
Bathroom wall tiles
Splash areas around basins and baths stain first. We can do part of a wall or all of it.
What regrouting looks like in Chinatown
There are hotels and other places to stay in and around Chinatown. Hotel bathrooms are part of our work as well as homes, and can be done room by room. In a London flat, water from a failed bath or shower seal can reach the neighbours below, so tired sealant is best dealt with early.
As a London address, Chinatown can be tricky for parking: let us know about parking bays, permits or a driveway. For an older house near a landmark such as St Anne's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
Chinatown is about 1 mile east of City of Westminster, in Greater London. Whether you’re in the middle of Chinatown or further out, we cover regrouting for every kind of property, from flats and houses to offices and hotels. Our Greater London coverage runs to 764 places, and Chinatown is one of them.
We work across the W1F, W1D and W1T postcode area for regrouting. If you need regrouting at a property on Duck Lane, Drury Lane and Bruton Lane or a nearby road, our applicators can take on the job. Chinatown is on the A4 and A301, so it’s easy for us to get to. Neighbouring places we cover for regrouting include Soho (1 mile north), St James's (1 mile south), West End (1 mile north-east), Seven Dials (1 mile north-east) and St Giles (1 mile north-east). Within a short drive, we also cover Kensington (3 miles west), Shoreditch (3 miles north-east), Walthamstow (7 miles north-east), Hoxton (3 miles north-east), Whitechapel (3 miles east) and Hampstead (4 miles north-west).
Landmarks near Chinatown
Locally, jobs take us to homes and businesses close to LITE Regal International School, London Library and Waxy O'Connor's pub, among other places. Also close by are St Anne's Churchyard (under half a mile north-west) and Harris Westminster Sixth Form (0.8 miles south). There’s a railway station in Chinatown itself: Tottenham Court Road station. Other landmarks nearby include Leverian collection (less than half a mile south-east) and Montfichet's Tower (1.3 miles east). Green spaces nearby include Barnsbury Wood and St. James's Park Lake.
FAQs for Chinatown
Do you take on hotel work around Chinatown?
Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.
Can you help a landlord with a rental near Tottenham Court Road station?
Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just phone 0345 464 0079 or email us with the address and what needs doing, and we will send you a clear quote.
How long does the job take?
A typical job takes anything from a few hours to a full day, depending on the area, including preparation and clearing up. We’ll confirm how long when we quote.
What do you put in the joint?
Products from Arbo and Everbuild, among others, picked for each joint. We’ll tell you what we’re using and why.
Do you regrout part of a bathroom, like the shower?
Yes, we often do. The shower generally fails first, so it’s often the only area that needs doing.
Do you reseal at the same time?
Normally we do both. Grout fills tile gaps and sealant handles the moving joints, so both are renewed and include it in your quote.
Can new sealant go over the old?
No. New silicone won’t bond to old silicone, and it traps any mould or water underneath. We remove it all first.
What if some of my tiles are loose?
Loose or hollow tiles are a sign of a problem behind them. Regrouting alone isn’t the answer and we’ll say so before going ahead.
Leave it or put it right?
New grout smeared over the old doesn’t bond well. A thin skin on top tends to break off. Raking out to a consistent depth gives the new grout something to hold. Damp from a failed joint spreads quietly in older London brickwork and timber, and by the time it shows on a wall or ceiling in Chinatown, the repair is bigger than the sealant job would have been.
What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before any work starts, so you know where you stand.

What else we do in Chinatown
Looking after it afterwards
Joint life depends on how it’s used and looked after. We suggest:
- Clean grout with a mild bathroom cleaner
- Keep the fan on after showering
- Avoid neat bleach and strong acid descalers on grout
- Rinse the tiles after showering
Before we leave, you will know when the shower can be used. Please follow it, and avoid scrubbing the new grout hard for the first few days.
Once grout cracks, it tends to get worse. Water gets in behind and the tiles can start to loosen and early regrouting can avoid a much bigger job.
When it is not the sealant
We’ll always be straight with you, so here’s what new sealant will not do:
- Leaks from pipes, valves or wastes (a plumber’s job)
- Failed tanking or waterproofing under the tiles
- A structure that flexes behind the tiles
Not sure which it is? You can call 0345 464 0079 or email us and we will tell you honestly before you book.

What we do, step by step
Every visit runs the same way: we look at the joints together, protect the area around them, carry out the job and clear up. Most jobs take a few hours, or longer for a fully tiled room. In a London area like Chinatown, the main things to plan are parking and access: let us know about parking, the floor we’ll be working on and any lift or shared entrance.
- We check the tiles for any that are hollow or loose.
- We rake out the grout evenly, protecting the tile edges.
- We vacuum the joints so the new grout bonds.
- We regrout the joints and clean the tile faces.
- We finish with silicone in the moving joints.
How to prepare
- Let us know if you’ve seen damp or leaks
- Mention any parking rules near the property
- On commercial sites, let us know about site rules
