Need regrouting in Greater London?

How regrouting works in Greater London

We check the tiles before any grout comes out. Loose or hollow tiles are pointed out first, because regrouting won’t fix what’s behind them. Where the tiles are sound, regrouting gives the area a new lease of life. We are often asked to deal with grout washed out of a shower and a grout colour that no longer suits the room, on kitchen splashbacks, tiled floors and bathroom floors.

The work is kept neat and contained to the area we’re working on, so you can carry on as normal. The job normally takes a few hours for a shower enclosure, longer for a whole room.

  1. We check the tiles for any that are hollow or loose.
  2. The old grout is removed to an even depth.
  3. We vacuum the joints so the new grout bonds.
  4. We regrout the joints and clean the tile faces.
  5. Silicone goes into the corners and along the edges.

What you’ll pay

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Where we work in Greater London

Greater London has homes of every age, old and new, with plenty of rented property in places like London, City of Westminster and Marylebone. Sound sealant and clean grout keep water out and rooms looking cared for.

Hard water across most of the South East leaves limescale on sealant, grout and fittings. Whatever the job in Greater London, surfaces are cleaned back properly before new sealant goes in.

London: In the older streets around St George the Martyr, older homes can move a little, which is hard on rigid grout and tired sealant. Rented homes near Elephant & Castle station change hands often, and stained grout drags a rental down, and regrouting between lets puts that right.

What happens if it’s left?

If tiles are loose, regrouting alone isn’t the answer. We will tell you before work begins, so you can decide what to do. Where the tiles are sound, regrouting is far less disruptive than retiling.

What your quote should include

  • Who turns up on the day
  • Is the old sealant removed completely?
  • What product goes in the joint
  • What guarantee comes with the work

Landlord and commercial work in Greater London

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.

What sealant work cannot fix

Before booking, it’s worth knowing the limits:

  • A structure that flexes behind the tiles
  • A leaking wet room membrane
  • Tiles that are loose or hollow behind

Surface by surface

Corners and edges

Corners flex as the building moves, so they get silicone, not grout.

Bathroom wall tiles

Grout by the basin and bath tends to mark first. We can regroute just those areas or the whole wall.

Why it fails

Soap scum and limescale build up on grout and stick to it. The grout beneath can stain and weaken, which is when replacing it makes sense.

Keep an eye out for any of the following:

  • Old grout in a dated colour
  • Floor grout that will not come clean
  • Grout in corners that has cracked
  • Greasy, stained grout behind the hob

Greater London: your questions answered

Do you reseal at the same time?

In most cases, yes. The corners and edges should be silicone, and it makes sense to renew both together.

Where is Mr Mastic based?

We work from Crawley. We cover Greater London, along with the rest of our area.

What goes in the corners, grout or silicone?

Internal corners and edges are sealed with flexible silicone. Grout in those joints cracks as the building moves.

What guarantee comes with the work?

Every job comes with our 12-month guarantee, and we are fully insured.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Is it worth trying it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Are you insured?

Yes. Full insurance covers our work, and we can confirm the details when we quote.
