Regrouting in Edmonton
We work across Edmonton, regrouting bathrooms, showers and kitchens. Out comes the old grout, the joints are cleaned and new grout goes in, and we finish by resealing the edges. We work on bathroom floors, wet rooms and bathroom wall tiles, and people most often call us about cracked or crumbling grout lines and splashback grout that has darkened.
London homes include a lot of flats, conversions and mansion blocks, and many bathrooms sit right above someone else’s ceiling. In Edmonton, that is a good reason to put tired sealant and grout right early.
The work is covered for a year after we finish. If there’s a problem with it, please phone 0345 464 0079 or drop us an email.

What sealant work can’t fix
We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:
- Cracked or broken tiles
- Waterproofing that has failed below the tiling
- Tiles that are loose or hollow behind
If in doubt, call 0345 464 0079 or send us an email and we will say what we think before you book.

Can I do it myself?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Work for landlords, hotels and businesses
We also work for property managers and facilities teams in Edmonton and across Greater London. We can quote a run of properties together.
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we will quote.
Surface by surface
Corners and edges
The joint between tiles and a bath, tray or worktop gets silicone. Grout in that joint wouldn’t last.
Kitchen splashbacks
We can regroute a splashback with the kitchen left in place. The worktop edge is finished with silicone.
How we quote for regrouting
The quote reflects the job in front of us. We take into account:
- Which sealant suits the joint
- How much old sealant there is and how hard it is to remove
- Whether the work is at height
- Working hours on commercial sites
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
Helping us quote
A few details help us give you an accurate quote. When you get in contact, it helps to mention:
- Any previous sealing or DIY work
- Roughly how big the job is
- Pictures of the joints, sent by email
- Whether it’s a home or a business
We quote each job on its own. Just phone 0345 464 0079 or email us with the details and send pictures if you have them.

Looking after it afterwards
To keep the joints looking good and working properly:
- Open a window or run the fan to clear steam
- Get any tile that moves checked promptly
- Avoid neat bleach and strong acid descalers on grout
- Wipe or squeegee the shower walls
Keep an eye on the silicone in the corners. It’s the part that moves, so it’s normally the first thing to need attention, long before the grout does.
Grout that’s washing out of a shower shouldn’t be left. Each shower drives water into the open joints and it can end up in the wall or the ceiling below.
Regrouting in Edmonton: local notes
London has hard water, which leaves limescale on sealant, grout and taps, and it has to be cleaned off before new sealant goes in. London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, so tired sealant is best dealt with early.
Edmonton is in London, so parking needs planning: let us know about parking bays, permits or a driveway. Schools such as Brettenham Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. For an older house near a landmark such as All Saints' Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

The process
A visit follows a simple pattern: we check the joints, protect the area around them, carry out the job and clear up. Most jobs take a few hours, or longer for a fully tiled room. In a London area like Edmonton, the main things to plan are parking and access: tell us about permits, visitor bays or off-street space, which floor we’re working on and whether there’s a lift.
- We check the tiles for any that are hollow or loose.
- The old grout is removed to an even depth.
- We vacuum the joints so the new grout bonds.
- We regrout the joints and clean the tile faces.
- Silicone goes into the corners and along the edges.
How to prepare
- Let us know if you’ve seen damp or leaks
- Mention any tricky access
- Let us know about parking restrictions
