About bathroom resealing in EN1
It isn’t only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback get wet every single day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. Typical jobs include splits where the tray meets the wall and black mould in the silicone that won’t clean off, across sinks & splashbacks, basins & vanity units and baths.
At the end, we look at the finished work together. The visit itself usually takes half a day or less for one room, longer when the kitchen is included, depending on the size of the job.
- We cover the area around the joints we’re working on.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.

Bathroom resealing across EN1: local notes
Our bathroom resealing work across EN1 covers homes, rentals and businesses, in Edmonton, Enfield and Bush Hill Park and well beyond. Wherever the job is, all the old material comes out before anything new goes in.
Hard water across most of the South East leaves limescale on sealant, grout and fittings. Whatever the job in EN1, surfaces are cleaned back properly before new sealant goes in.
Enfield: For site and facilities teams at buildings such as Enfield Grammar School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Enfield is in London, so parking needs planning: let us know about parking bays, permits or a driveway.
Common problems we fix in EN1
Sealant laid on a damp, dusty or greasy joint never bonds properly. Soap residue, oils and leftover silicone film all get in the way, so a rushed job can start to lift early.
Most people get in touch when they notice something like this:
- A reseal done over the top of the old bead
- Gaps where the bath or tray has moved
- Damp behind the bath or under the tray
- A messy, uneven bead from a previous reseal
Different surfaces, different methods
Shower trays & enclosures
If a tray moves underfoot, new silicone will not last. We check for movement before we reseal, and if the tray needs refixing, we will say so.
Sinks & splashbacks
Next to the sink, the sealant has to cope with constant water, including a food-safe sealant where that is needed. The joint is laid neatly so it’s easy to wipe.
Aftercare tips
No joint lasts for ever, but care makes a real difference. Our tips:
- Don’t let bottles sit on the bead
- Keep scourers and sharp tools away from the bead
- Clean with a mild bathroom cleaner and a soft cloth
- Open a window or run the fan so the room dries
Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.
Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning normally won’t remove it, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.
Honest limits
In fairness, some problems need a different trade:
- Water coming from the plumbing rather than the joint
- A bath or tray that moves because it isn’t properly supported
- Water getting in through the grout rather than the sealant
