Bathroom resealing in Enfield, done properly

Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. Typical jobs include water getting behind the bath panel and a messy, uneven bead from a previous reseal, on baths, wet rooms and kitchen worktops & upstands.

Much of London’s older housing is Victorian and Edwardian terraces, many of them now split into flats, and bathrooms were often squeezed into small rooms. Small, steamy rooms are where mould gets into sealant and grout fastest.

We guarantee the work for a year. If something is not right with it in that time, tell us and we will put it right.

DIY versus a professional finish

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Keep scourers and sharp tools away from the bead
  • Give the silicone its full cure time
  • Clean with a mild bathroom cleaner and a soft cloth
  • Dry the bead with a towel now and then

In a kitchen, do not let water sit along the back of the worktop and keep hot pans away from the silicone. The drier the joint stays, the longer it lasts.

A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.

The process

When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes half a day or less for one room, longer when the kitchen is included. In a London area like Enfield, the main things to plan are parking and access: tell us about permits, visitor bays or off-street space, which floor we are working on and whether there’s a lift.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. The joint is cleaned, degreased and treated for mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We clear away and tell you when it can get wet, generally after around 24 hours.

Getting ready for the visit

  • Mention any tricky access
  • Tell us if parking is tricky
  • Clear the area around the work

Advice

When it isn’t the sealant

New sealant can’t fix everything, and we’ll tell you before work begins. Sealant won’t put right:

  • Cracks in the tray itself rather than the joint
  • A bath or tray that moves because it is not properly supported
  • A leaking waste, trap or valve

If you are not sure, just phone 0345 464 0079 or drop us an email and we’ll give you a straight answer before booking.

Surfaces we seal

  • Sinks & splashbacks
  • Shower trays & enclosures
  • Kitchen worktops & upstands
  • Basins & vanity units

Bathroom resealing in Enfield: local notes

In a London flat, water from a failed bath or shower seal can reach the neighbours below, so tired sealant is best dealt with early. London has hard water, which leaves limescale on sealant, grout and taps, and it has to be cleaned off before new sealant goes in.

If you live in an older home near Church of St Andrew, timber floors under older bathrooms flex, so joints need a sealant that moves with them. If you look after a building such as Enfield Grammar School, we reseal washrooms and kitchens in schools and businesses as well as homes.

Signs you need bathroom resealing in Enfield

Black mould is behind a lot of resealing. Bathrooms without good ventilation keep the silicone damp for hours, and once it has grown into the bead, cleaning rarely gets it out.

The problems people usually mention when they call are:

  • Black spots spreading through the bead
  • Gaps between the worktop and the wall
  • Damp behind the bath or under the tray
  • Leaking joints on a shower screen

For landlords with property near Enfield Town station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

What your quote should include

  • The length of the guarantee
  • How much experience the applicator has
  • Whether they seal over old material or remove it
  • Which sealant they’ll use, and why

Common questions in Enfield

Do you work for landlords with property near Enfield Town station?

Yes. We work for landlords and letting agents as well as homeowners. You can ring 0345 464 0079 or send us an email with the details for a clear quote.

Could a tired shower seal in my Enfield flat affect the neighbours below?

Yes, it can. Water that gets past failed sealant or cracked grout can run under the bath or tray and show up on the ceiling below. Replacing the sealant and grout before that happens is much less trouble than repairing a neighbour’s ceiling.

Will you leave a mess?

Tidy work is part of the job. We protect what’s around the joints, and the area is left clean when we finish.

Can I add another job to the visit?

Of course. Doing several areas at once is generally more efficient.

What colours of sealant can you use?

We can use white, clear or a colour to suit. Where the joint is on show, we match it to the surface.

Do I need to be at home?

If the work is inside, we need someone to let us in. Once we’ve agreed the job, you don’t need to watch us work.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.

Do you reseal kitchen worktops and sinks too?

Yes. Next to the sink we use a food-safe product where it’s needed.

For landlords and businesses

From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

If you manage several properties in or around Enfield, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs, and pictures by email help.

Leave it or put it right?

Leaving a split or mouldy bead only stores up trouble. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that is a far bigger job than a reseal. Damp from a failed joint spreads quietly in older London brickwork and timber, and by the time it shows on a wall or ceiling in Enfield, the repair is bigger than the sealant job would have been.

Leaving a failed joint normally makes the job bigger, not smaller. If you are not sure whether it needs doing, phone 0345 464 0079 or send us an email for an honest opinion and a quote.
