Window mastic in Enfield

Around Enfield we seal all kinds of frames: from uPVC casements to timber and aluminium, plus patio doors, French doors and sills. The sealant is chosen to suit the frame material and the wall. If you’re dealing with cracked sealant at the sill ends and draughts coming in around windows and doors, we can help, on timber windows & doors, uPVC windows and window sills alike.

London has a lot of flats and conversions, where windows are often on upper floors. In a converted house or block, the lease usually says who is responsible for the windows, so it’s worth checking before booking, and access in Enfield is something to talk through when you book.

You get a one-year guarantee, the same in Enfield as everywhere else we work.

When to call us in Enfield

A lot of older mastic was never designed to stay flexible. Once it has hardened, the frame’s movement tears it from the wall, leaving a hairline gap down one side.

Look out for any of the following:

  • Draughts coming in around windows and doors
  • Cracked sealant at the sill ends
  • Water coming in at the bottom corners of a door
  • Mastic that has split away from the wall

If you let a flat or house near Enfield Town station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

What to look for in a quote

  • Whether they’re fully insured
  • Whether you can choose the colour
  • Whether the sealant suits the joint
  • How the surfaces are prepared before sealing

How to choose a mastic man

Why it’s worth doing now in Enfield

Choosing the product is half the job. Interior caulk and bathroom silicone are not made for exterior frame joints. A low-modulus exterior sealant keeps its stretch through hot and cold weather. Damp from a failed joint spreads quietly in older London brickwork and timber, and by the time it shows on a wall or ceiling in Enfield, the repair is bigger than the sealant job would have been.

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Why book with us

  • Anti-fungal sanitary silicone in wet areas
  • Full insurance on every job
  • We leave the area clean and tidy
  • Trusted Arbo and Everbuild sealants

What window mastic looks like in Enfield

In a converted house or block, who looks after the windows depends on the lease, so check that before you book. With historic houses such as Forty Hall (about 1.3 miles north-east) nearby, there’s older building stock in the area around Enfield as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.

Homes close to Church of St Andrew include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame. For site and facilities teams at buildings such as Enfield Grammar School, the mastic around its windows and doors needs looking after like any other building’s.

Enfield questions

Can you help a landlord with a rental near Enfield Town station?

Yes. We work for letting agents and landlords as well as householders. Just call 0345 464 0079 or send us an email with the address and what needs doing, and we’ll send you a clear quote.

Is Enfield in your area for window mastic?

Yes. We work across London and the South East, and Enfield is part of that. You can phone 0345 464 0079 or send us an email and tell us what needs doing, and we will send you a clear quote.

Will resealing my frames help with draughts?

If the draught is coming in around the frame, yes. If it’s through the window’s own seals or a hinge, that is a different fix, and we’ll say so.

Are you fully insured?

Yes. Full insurance covers our work.

Do I need to be at home?

That depends on where the joints are. For work indoors, someone needs to let us in.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status and we are fully insured too.

What sealant do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Do you remove the old sealant?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

Keeping the joints in good condition

Looking after new joints is easy:

  • Use gentle cleaners on frames and sealant
  • Make sure the drainage slots are not blocked
  • Ventilate rooms so frames don’t stay wet inside
  • Do not use solvent cleaners on the joint

Most silicone sealants won’t take paint, so if you are planning to paint the frames or walls, tell us beforehand. There are paintable sealants for joints that need it.

Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and a cold room gets colder. Resealing closes it.

Should I try it myself first?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Landlord and commercial work in Enfield

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

Honest limits

Before you book, it’s worth knowing the limits too:

  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • A door that needs adjusting, rehanging or new seals
  • Rotten timber, which needs a joiner first

Not sure which it is? You can call 0345 464 0079 or email us and we’ll tell you honestly.

How it works

At the end, we look at the finished work together and explain the cure time. The visit itself generally takes a few hours for a handful of frames, longer for a whole house, depending on the size of the job. In a London area like Enfield, the main things to plan are parking and access: tell us about permits, visitor bays or off-street space, which floor we are working on and whether there’s a lift.

  1. Each frame is looked over and we agree which ones need resealing.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Where the gap is deep, backing rod goes in first.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. We tool each bead neatly and check every joint is closed.

Before we arrive

  • Clear the area around the work
  • Keep children and pets away from the work area
  • Mention any leaks or damp you’ve noticed
