About our window mastic in St Pancras
Behind a thin line of old mastic there’s sometimes a deep void. Filling it with sealant alone leaves a joint that cannot move properly, so we fit backing rod to set the right depth. The sealant then grips the two sides it should. Typical jobs include gaps left after new windows were fitted and cracked or shrunken mastic around the frame, on patio & French doors, window sills and aluminium frames.
Much of London’s older housing was built with timber sash windows, some still in place and some long since replaced. Whatever is in the opening now, the joint between frame and wall is what keeps the weather out.

How the job changes by surface
Patio & French doors
Not every patio door leak is a mastic problem: blocked drain slots, worn brush seals and threshold details can let water in too. We look for the cause first.
Composite doors
Front doors take the weather head on. Those corners get the most care.
Honest limits
A few problems are outside what sealant work can do:
- Damp problems in the wall away from the window
- Condensation trapped between the panes
- Faulty window hardware

Looking after it afterwards
After the cure time, these simple habits help:
- Avoid harsh chemicals near the mastic
- Avoid blasting the frames with a pressure washer
- Clear any debris from frame drain holes
- Do not paint over the silicone
Clean the frames with mild soapy water, and avoid solvent cleaners on the sealant.
On timber windows, water behind the joint can lead to rot. Rotten timber needs a joiner, not a sealant, so early resealing is worth it.
Can I do it myself?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

What happens on the day
There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes anything from an hour or two to a full day, depending on how many frames there are from start to finish. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. If the building has a concierge, managing agent or access rules, tell us when you book.
- First, we confirm safe access to each frame.
- Old, cracked mastic is removed completely, along with any loose debris.
- The surfaces are cleaned and left dry.
- Backing rod fills deep voids and the sealant goes in on top.
- We tool the joint so water runs off, then clear up.
How to prepare
- Tell us about any previous sealing or DIY attempts
- Clear items away from the joints we’re working on
- Mention any sign-in or site rules at work premises

Signs you need window mastic in St Pancras
Timber windows bring their own problems. Mastic painted over many times cracks with the paint, and the wood moves with damp as well as heat.
Signs it’s time to call us include:
- Rushed sealant from a window installation
- Gaps between the frame and the inside reveal
- Cracked or shrunken mastic around the frame
- Sealant in the wrong colour for the frame
Schools such as St George the Martyr Church of England Primary School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.

St Pancras homes and the weather
The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. In London conversions and blocks, the lease decides who is responsible for the frames, so check that before booking.

Why it’s worth doing now in St Pancras
Redecorating is a good moment to renew the mastic. A clean new bead makes new paint or render look finished, and it’s easier while the walls are being worked on anyway. Damp from a failed joint spreads quietly in older London brickwork and timber, and by the time it shows on a wall or ceiling in St Pancras, the repair is bigger than the sealant job would have been.
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.
