Window mastic near Holborn

Landlord and commercial work in Holborn

Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can be quoted together.

About our window mastic in Holborn

Homes in Holborn have every kind of window: from uPVC casements to timber and aluminium, along with patio doors, French doors and sills. The sealant is chosen to suit the frame material and the wall. We work on window sills, timber windows & doors and composite doors, and people most often call us about sealant in the wrong colour for the frame and untidy mastic left by window fitters.

From mansion-block windows to modern glazing in new flats, London has every kind of frame. Over the years, the sealant around them shrinks, cracks and pulls away, letting in draughts and water.

A one-year guarantee comes with the work, just as it does everywhere we cover.

How it works

We keep the work tidy and contained to the area we’re working on. The job normally takes a few hours for a few frames, or a day or more for a whole house, and we explain the cure time before we leave. In Holborn, flats, stairs and shared entrances are part of the routine. Mention any building rules, key holders or managing agents when you book.

  1. First, we go round the frames with you and agree the list.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. Every joint is tooled smooth and checked before we leave.

Before we arrive

  • Keep children and pets away from the work area
  • Let us know about parking restrictions
  • Clear items away from the joints we are working on

Advice

Holborn questions

Is parking an issue for window mastic in Holborn?

It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.

Can you help a landlord with a rental near Farringdon station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can ring 0345 464 0079 or send us an email with the details for a clear quote.

Do you work in Holborn?

Yes, we do. Our applicators work in Holborn.

Where are you based?

We’re based in Crawley, and we work across South East England, London and Scotland.

Do you guarantee window mastic?

Yes, for 12 months. A yearly look at the joints helps them last.

Can you get sealant to suit coloured frames?

Yes, in most cases. Tell us the frame colour when you get in touch and we’ll use the nearest match.

Does someone need to be in?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.

What does window mastic cost?

Size, access and the old material all affect the cost. Ask us for a quote and we will talk you through it.

Leave it or put it right?

Choosing the product is half the job. Interior caulk and bathroom silicone aren’t made for exterior frame joints. An exterior, low-modulus sealant stays flexible in sun and frost. In London conversions, one flat’s bathroom is often above another flat’s ceiling, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Dealing with it early is far simpler.

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Ask us for a quote and we will go through it with you.

Window mastic in Holborn: local notes

In a converted house or block, who looks after the windows depends on the lease, so check that before you book. Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

As a London address, Holborn can be tricky for parking: let us know about parking bays, permits or a driveway. In the older streets around St Alban's Church, the joint between an old wall and a newer frame is usually the first place rain gets in.

Common problems we fix in Holborn

Sills take more water than any other part of a window, so the sill ends and the joint below the frame are common leak points. Failed sealant there lets rain into the wall or behind the frame.

Look out for these signs:

  • Untidy mastic left by window fitters
  • Old mastic that has gone black or come away
  • Cracked internal joints between frame and plaster
  • Gaps where the sill meets the wall

Schools such as St Alban's Church of England Primary School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.

10 questions to ask before you book

Honest limits

Some problems need a builder, plumber or other trade rather than us:

  • A failed sealed unit that has misted up
  • Worn gaskets, brush seals or a door that has dropped
  • Rotten timber, which needs a joiner first

Not sure which it is? You can ring 0345 464 0079 or send us an email and we will tell you honestly before you book.

Joints and surfaces we work on

  • Timber windows & doors
  • uPVC windows
  • Window sills
  • Patio & French doors
  • Aluminium frames
  • Composite doors

Looking after it afterwards

To keep the joints looking good and working properly:

  • Avoid harsh chemicals near the mastic
  • Clear any debris from frame drain holes
  • Avoid blasting the frames with a pressure washer
  • Use gentle cleaners on frames and sealant

Have a look at the joints once a year, ideally after winter. Cracks and lifting edges are easy to spot early.

Wet, windy weather is when failed mastic shows itself, but resealing works best in dry conditions. Dealing with it when you first notice a crack avoids chasing leaks through the wet months.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
