How we handle sand mastic in Holborn

Sand mastic does not last for ever and gaps open up round the frame. Renewing it closes the gap and tidies the surround. Typical jobs include old sand mastic that has cracked, crumbled or fallen out and a silicone bead on a sash window that spoils the look, on period & listed homes, brick reveals and tenement windows.

From mansion-block windows to modern glazing in new flats, London has every kind of frame. The mastic around them dries out and cracks with age, letting in draughts and water.

A one-year guarantee comes as standard, so you are covered after we’ve gone.

Every job comes with our 12-month guarantee.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status.

Will it make a mess?

Tidy work is part of the job. Nearby surfaces are protected, and we clear up when we are done.

Are you fully insured?

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.

Leave it or put it right?

Before painting the windows, it pays to renew the mastic. Painting over failed mastic does not seal it, and the new mastic is traditionally left unpainted. Damp from a failed joint spreads quietly in older London brickwork and timber, and once it shows in Holborn, the repair is bigger than a sealant job.

How the job changes by surface

Stone surrounds

Sand mastic sits naturally against stone. It finishes to look like part of the surround.

Tenement and terrace windows

In shared buildings, the windows may be part of a wider repair, so check who is responsible first.

Frames and glazing around Holborn

Historic houses like Dr Johnson's House (about 0.4 miles south-east) are a reminder that the area around Holborn has older buildings as well as new. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. In London conversions and blocks, the lease decides who is responsible for the frames, so it’s worth checking before booking.

Holborn is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book. Homes close to St Alban's Church include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Letting a property close to Farringdon station? Then older sash windows in a rental need their mastic kept sound to keep the weather out.

What happens on the day

When we arrive, we start by going over the job with you. We protect the surfaces around the joints before any work begins. The work usually takes anything from a few hours to a full day, depending on how many windows. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Holborn. It helps if you can point us to a visitor permit or a bay close to the door.

  1. We check the window surrounds and agree which joints need renewing.
  2. Old, loose mastic is raked out and the joint cleaned.
  3. Deep voids are packed so the mastic is the right thickness.
  4. Sand mastic is mixed and applied by hand, then shaped to the joint.
  5. The mastic is finished to sit tidily against the stone or brick.

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Looking after it afterwards

So the new joints stay in good condition:

  • Inspect the joints round the windows every year or so
  • Go gently near the mastic when preparing windows
  • Sort the mastic before the decorators arrive
  • Clear gutters so water doesn’t pour onto the windows

Keep paint scrapers and sanders off the mastic when redecorating. Hard scraping can loosen it.

Crumbling mastic lets rain into the joint. That water can reach the timber frame and the wall so early renewal protects both.

When it isn’t the sealant

We will always be straight with you, so here’s what sealant can’t fix:

  • Decisions on consent for listed homes
  • Rotten sashes, sills or window boxes (a joiner’s job)
  • Sash cords, weights and draught-proofing of the sashes

If you’re not sure, just ring 0345 464 0079 or email us and we’ll give you a straight answer.
