Sand Mastic in Greater London

About sand mastic in Greater London

Across Greater London, we renew sand mastic around sash and case windows. Every joint is cleaned out and filled by hand for a neat, traditional finish. Common call-outs are for window mastic to renew ahead of painting and open joints round the window box, on stone surrounds, brick reveals and tenement windows.

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and tidy away. Most jobs take anything from a few hours to a full day, depending on how many windows.

  1. We check each window surround and the condition of the joint.
  2. The joint is raked out and cleaned.
  3. Large voids are packed out.
  4. We point the joint with sand mastic by hand.
  5. The finish is dressed neatly.

Pricing in Greater London

The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first and agree the price before starting.

Frames and weather across Greater London

From London, City of Westminster and Marylebone to its smaller places, Greater London has windows and doors of every age and material. The mastic around all of them ages, and it’s normally the first thing to let the weather in.

The South East is one of the drier parts of the UK, though outside sealant still needs a dry, clean joint, so work across Greater London is planned around the weather.

London: Managing a site like Charles Dickens Primary School? Then larger buildings have plenty of frames, and the mastic around each one ages. Letting a property close to Elephant & Castle station? Then older sash windows in a rental need their mastic kept sound to keep the weather out.

Why it fails

Most of it is simply age. Even well-laid mastic needs renewing in time and how long it lasts depends on the weather it faces.

It’s worth asking for a quote if you see:

  • Mastic worn away on windows facing the weather
  • Wind and rain getting in round a sash window
  • Crumbling sand mastic round a window
  • Open joints round the window box

Quotes for sand mastic in Greater London

The quote reflects the job in front of us. We look at:

  • The number of rooms or windows
  • Whether old sealant or filler has to be cut out
  • Working hours on commercial sites
  • Whether there’s mould to deal with

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Ask us for a quote and we will go through it with you.

Asking for a quote

When you call or email, these details help:

  • How we’d reach the joints
  • Where the property is
  • What the problem is, such as mould, gaps, leaks or cracking
  • Any previous sealing or DIY work

Asking for a quote is easy: tell us what needs doing and where and its rough size. Photos by email help us understand the job.

Can I do it myself?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

What happens if it’s left?

Replacing sash windows is a big decision for a period home and on a listed home, consent may be needed. Where the frames are in good order, new mastic seals the surround.

Questions to ask before you book

  • How much experience the applicator has
  • How the surfaces are prepared before sealing
  • What guarantee comes with the work
  • What product goes in the joint

When something else is needed

To be straight with you, there are a few things sealant won’t fix:

  • Rotten sashes, sills or window boxes (a joiner’s job)
  • Whether work needs listed building consent
  • Cracked or broken glass

Questions from Greater London

Can landlords and businesses book you?

Yes, regularly. Several properties can go on one quote, and between tenancies is a good time for the work.

Do I need to be at home?

It depends on the job. For work indoors, someone needs to let us in.

Should I use sand mastic or silicone?

It depends on the window. Period windows in stone or brick generally suit sand mastic and newer frames generally get a flexible sealant.

Can I do it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

What information do you need?

Let us know what needs doing and where, with photos by email if possible. If we need more, we’ll ask.

Should I check with the council before work on a listed or conservation-area home?

Your local planning authority is the one to ask. They decide whether consent is needed.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
