Sand mastic in Barbican Estate

Surface by surface

Stone surrounds

Stone surrounds suit sand mastic well. It finishes to look like part of the surround.

Tenement and terrace windows

Tenements and terraces often have many sash windows with ageing mastic. We can do one window or several.

Sand mastic in Barbican Estate

Our applicators renew the sand mastic around sash and case windows and doors in stone and brick. Out comes the old, loose mastic, and new mastic is applied and shaped by hand. We work on brick reveals, stone surrounds and sash and case windows, and common reasons people get in touch are mastic round period door frames that has failed and gaps between timber frames and stone or brick.

London’s Victorian and Edwardian terraces were built with timber sash windows, and many still have them or their replacements. Either way, the mastic between frame and brickwork is what stops draughts and rain getting in, in Barbican Estate as anywhere.

The work is covered for a year after we finish. If anything isn’t right with it, call 0345 464 0079 or email us.

How it works

When we arrive, we look over the joints with you first. We protect the surfaces around the joints before any work begins. Most jobs take anything from a few hours to a full day, depending on how many windows. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Barbican Estate. It helps if you can point us to a visitor permit or a bay close to the door.

  1. We check each window surround and the condition of the joint.
  2. We rake out the old mastic and clean the joint.
  3. We fill deep gaps so the new mastic isn’t too thick.
  4. New sand mastic is applied and shaped by hand.
  5. We finish the mastic to a tidy line.

Getting ready for the visit

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Why it’s worth doing now in Barbican Estate

Not every filler suits an old window surround. Sand mastic matches what was there and that can be important for listed homes. In London conversions, one flat’s bathroom is often above another flat’s ceiling, and a slow leak from a failed seal can end up in the flat below. Putting it right early is much less trouble for homes in Barbican Estate.

What it costs depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.

What we are called out for in Barbican Estate

Sand mastic slowly weathers. It dries out, cracks and loses its grip on the stone or timber.

If you can see any of these, it’s time to have the joints looked at:

  • Old cement repairs round a window that have failed
  • Mastic dropping out of the joint
  • Mastic that needs renewing before redecorating
  • Gaps between timber frames and stone or brick

Barbican Estate is in London, so parking needs planning: let us know about parking bays, permits or a driveway.

Before you book anyone

  • What the quote includes, VAT included or not
  • How long the guarantee is
  • Is the old sealant removed completely?
  • How the joint is cleaned and prepared

When something else is needed

We’ll always be straight with you, so here’s what new sealant won’t do:

  • Putty and glazing repairs
  • Decayed frames that need repair
  • Crumbling stone or brickwork round the window

Not sure which it is? You can call 0345 464 0079 or send us an email and we’ll tell you honestly.

What we seal

  • Timber door frames
  • Stone surrounds
  • Period & listed homes
  • Brick reveals
  • Sash and case windows
  • Tenement windows

Keeping the joints in good condition

How long the joints last depends on use and care. We suggest:

  • Inspect the joints round the windows every year or so
  • Find out about consent before window work on a listed home
  • Avoid heavy scraping on the mastic joint
  • Keep sills and gutters clear so water drains away

Make sure water drains away from the window surround. Water sitting against the mastic shortens its life.

Renewing mastic before redecorating saves doing it twice. Paint over cracked mastic only covers it up.

Sand mastic in Barbican Estate: local notes

With historic houses such as Mansion House (about 0.5 miles south-east) nearby, there’s older building stock in the area around Barbican Estate as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

If you live in an older home near St Giles-without-Cripplegate, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Managing a site like Prior Weston Primary School and Children's Centre? Then larger buildings have plenty of frames, and the mastic around each one ages.
