About bathroom resealing in EC1V
A bead that has gone black, split or come away shouldn’t be left until there’s a leak. A photo of the joints helps when you ring 0345 464 0079 or send us an email, and we’ll give you a clear quote for bathroom resealing in EC1V. We are often asked to deal with water getting behind the bath panel and black spots spreading through the bead, across shower trays & enclosures, sinks & splashbacks and basins & vanity units.
On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The job generally takes a morning or an afternoon for most single baths and showers, including the tidy-up.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, usually around 24 hours.
What affects the price in EC1V
What it costs depends on the amount of work, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts.

Bathroom resealing across EC1V: local notes
Our bathroom resealing work across EC1V covers homes, rentals and businesses, in Hoxton, Farringdon and Smithfield and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. For any job in EC1V, joints are cleaned back properly before anything new goes in.
Farringdon: If you let a flat or house near Farringdon station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. As a London address, Farringdon can be tricky for parking: tell us about permits, visitor bays or off-street space when you book.
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
Why act early?
A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, turning a small job into a building repair.
What your quote should include
- Whether the sealant suits the joint
- Is VAT in the price?
- When the joint can take water or movement
- Whether they’re fully insured
How to look after the new joints
How long the joints last depends on use and care. Here’s what we suggest:
- Clean with a mild bathroom cleaner and a soft cloth
- Give the silicone its full cure time
- Open a window or run the fan so the room dries
- Wipe up water along the back of the worktop
Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.
Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.
Signs you need bathroom resealing
The wrong product fails fast. Decorators’ caulk and all-purpose sealants aren’t made for constant wetting, so they stain, crack or go mouldy before long. A bathroom joint needs anti-fungal sanitary silicone.
Keep an eye out for any of the following:
- Gaps where the bath or tray has moved
- Lumpy, uneven sealant from a DIY attempt
- Two layers of silicone, both failing
- Damp behind the bath or under the tray
Surface by surface
Basins & vanity units
A vanity top has a joint along the wall and sometimes at the sides. Water that gets behind can damage the unit, so the joint is sealed in one unbroken line.
Baths
Baths move more than any other fitting, so we fill it with water before sealing. That way the joint is laid with the bath at its heaviest and isn’t stretched when it’s used.
EC1V questions
How long does the new silicone need before I use the shower?
Generally after around 24 hours. You will get the exact cure time before we leave.
Is white the only colour available?
We can use white, clear or a colour to suit. Where the joint is on show, we match it to the surface.
Do you cover EC1V?
Yes. We work in EC1V. To book, call 0345 464 0079 or email us.
Do you reseal kitchen worktops and sinks too?
Yes. We reseal worktop upstands, sinks and splashbacks, in a kitchen-suitable sealant, matched to the worktop where it’s on show.
Can mouldy silicone be sorted out?
Yes, we can. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.
Are you ARBOMaster approved?
Yes. We hold ARBOMaster approved applicator status.
Will it make a mess?
No. We work neatly, protect the area around the joints and tidy up afterwards.
