Bathroom resealing across EC2A: what to expect
Showers work their sealant harder than baths. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. They’re resealed with anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. We work on baths, basins & vanity units and kitchen worktops & upstands, and common reasons people get in touch are sealant that has split, shrunk or peeled away and water escaping at the shower enclosure.
There’s no need to move everything out before we come, just the space around the work. Everything nearby is protected, and the job takes half a day or less for one room, longer when the kitchen is included in most cases.
- First the area is protected and every bit of old sealant removed, including the film left on the tiles.
- We clean and degrease the joint and treat any mould.
- The joint is left to dry, and baths are filled with water first.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- Finally we tidy up and explain the cure time before we leave.

Bathrooms and kitchens across EC2A
EC2A has homes of every age, old and new, and in places like Barbican Estate, Bishopsgate and Finsbury there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.
London and the South East have homes from every era, from period terraces to post-war new towns and new estates. Each needs the right sealant for its age and materials, wherever it is in EC2A.
Barbican Estate: If you live in an older home near St Giles-without-Cripplegate, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. For site and facilities teams at buildings such as Prior Weston Primary School and Children's Centre, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Surface by surface
Baths
Baths move more than any other fitting, so we fill it with water before sealing. That way the joint is laid with the bath at its heaviest and is not stretched when it’s used.
Basins & vanity units
The back of a basin gets wet every time someone washes. Corners behind basins are where mould tends to start, so it’s cut out and renewed just like a bath joint.
Quotes for bathroom resealing in EC2A
The quote reflects the job in front of us. We take into account:
- How much old sealant there is and how hard it is to remove
- Working hours on commercial sites
- How easy the joints are to reach
- How many areas need sealing
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.
Helping us quote
Photos by email are helpful but not essential. Please mention:
- Whether it has been sealed before
- What’s wrong with the joints now
- Where the property is
- Pictures of the joints, sent by email
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is.
Aftercare tips
No joint lasts for ever, but care makes a real difference. A few tips:
- Wipe up water along the back of the worktop
- Stick to a soft cloth and a mild cleaner
- Avoid abrasive pads on the sealant
- Wait for the cure time we give you
Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.
A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning usually won’t remove it. Catching it early keeps it a simple reseal.
Common problems we fix in EC2A
A bath shifts a little every time it’s filled and emptied. An acrylic bath flexes under load, and a tray that is not fully bedded can rock. That movement works at the bead until it splits or peels away.
People generally contact us after spotting one of these:
- Water getting behind the bath panel
- Water getting behind the kitchen upstand
- Two layers of silicone, both failing
- Leaking joints on a shower screen

FAQs for EC2A
Do you work for hotels and businesses?
Yes. Commercial and hotel work is a large part of what we do, as well as homes. Working times can be discussed when we quote.
How do I get a quote for bathroom resealing in EC2A?
The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.
Can you quote for more than one area?
Yes. Tell us about everything you’d like done.
Do you take out the old sealant first?
Yes, always, and completely. New sealant will not bond properly to old, so any old material comes out before anything new goes in.
Can I choose the colour of the sealant?
We can use white, clear or a colour to suit. On a worktop we colour-match where the joint shows.
Can you reseal around my kitchen sink and worktop?
Yes. We reseal worktop upstands, sinks and splashbacks, in a kitchen-suitable sealant, matched to the worktop where it’s on show.
Will there be a smell?
Sometimes, a little. Any smell clears as the sealant cures.
