Trusted bathroom resealing in Finsbury

Bathroom resealing in Finsbury, done properly

Homes in Finsbury have the same weak spots as anywhere else: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. We work on wet rooms, baths and shower trays & enclosures, and people most often call us about a joint torn by a bath that flexes and failed sealant on the screen profile.

In much of London, period terraces have been converted into flats over the years, and bathrooms were often squeezed into small rooms. Small, steamy rooms are where mould gets into sealant and grout fastest.

Whatever the size of the job, it’s backed by our one-year guarantee in Finsbury and across Greater London.

Common questions in Finsbury

Do you work for hotels and guest houses in Finsbury?

Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Is parking a problem for a job in Finsbury?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.

Are you fully insured?

Yes. We are fully insured for domestic and commercial work.

Does someone need to be in?

That depends on where the joints are. Inside work needs someone to give us access.

Will there be a smell?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

Can you reseal around my kitchen sink and worktop?

Yes. We reseal worktop upstands, sinks and splashbacks, in a kitchen-suitable sealant, matched to the worktop where it’s on show.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

How long does a bath or shower reseal take?

One bath or shower is around two hours’ work, including cutting out the old sealant. A whole bathroom plus the kitchen may take most of the day.

How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Move toiletries away from the joint
  • Open a window or run the fan so the room dries
  • Clean with a mild bathroom cleaner and a soft cloth
  • Check the joints every few months for splits or lifting

Keep bottles and razors off the sealant line, as they hold water against it. Squeegeeing the walls and tray after use keeps water from sitting on the joint.

A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.

The process

On the day, we start by going over the job with you. We protect the surfaces around the joints before work begins. The work normally takes a couple of hours for a single bath or shower. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. We cover the area around the joints we’re working on.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Preparing for the visit

  • Keep pets and children clear of the area while we work
  • Let us know about stairs, lifts or work at height
  • For business premises, tell us about site rules or sign-in

Landlords, agents and businesses in Finsbury

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together, and we are fully insured.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Can I do it myself?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

When something else is needed

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Cracks in the tray itself rather than the joint
  • Water coming from the plumbing rather than the joint
  • Failed grout lines across the wall

Not sure which it is? You can phone 0345 464 0079 or drop us an email and we’ll tell you honestly before booking.

  • Kitchen worktops & upstands

Common problems we fix in Finsbury

A bath shifts a little every time it’s filled and emptied. Acrylic in particular gives slightly under the weight of water and a person, while a poorly supported tray can shift underfoot. Over time the joint tears or pulls away from the tile.

Signs it’s time to call us include:

  • A reseal done over the top of the old bead
  • A messy, uneven bead from a previous reseal
  • Sealant that has split, shrunk or peeled away
  • Mouldy sealant that has gone black

Schools such as Prior Weston Primary School and Children's Centre are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

What to look for in a quote

  • Whether all the old sealant comes out first
  • What the cure time is
  • What guarantee comes with the work
  • Whether you can choose the colour

What bathroom resealing looks like in Finsbury

Homes close to Jewin Welsh Presbyterian Chapel include some older properties, and walls and floors in older homes can move, and sealant and grout show it first. Different surfaces, different methods

Shower trays & enclosures

If a tray moves underfoot, new silicone will not last. We check for movement before we reseal, and if the tray needs refixing, we’ll say so.

Baths

Acrylic baths give a little under load, and even steel and cast iron baths settle slightly when full. Loading the bath with water before sealing allows for it.
