St Luke's: your questions answered
Do you take on hotel work around St Luke's?
Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.
Do you work for landlords with property near Old Street station?
Yes. We work for landlords and agents as well as householders. Just call 0345 464 0079 or email us with the address and what needs doing, and we’ll give you a clear quote.
What colours of sealant can you use?
You are not limited to white: clear, white and colours chosen to suit the room. We can help you pick when we quote.
How long will the resealing take?
Allow a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. We will confirm how long your job needs when we quote.
Do you cover St Luke's?
Yes, we do. St Luke's is part of the area we cover.
Do you remove the old sealant?
Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
Where is Mr Mastic based?
We are based in Crawley, and we cover South East England, London and all of Scotland.
Will there be a smell?
Sometimes, a little. It fades as the sealant cures.

London’s water is hard, so limescale builds up along sealant lines, in grout and on fittings. For a bathroom or kitchen in St Luke's, getting the joints right keeps water where it belongs and the room looking clean.

The process
There’s no need to move everything out before we come, just the space around the work. Everything nearby is protected, and the job takes a couple of hours for a single bath or shower in most cases. For a job in St Luke's, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor we’re working on and whether there’s a lift.
- We start by protecting the area and stripping out the old bead, including the film left on the tiles.
- Next, the joint is cleaned and any mould is treated.
- We let it dry fully and fill the bath with water before sealing.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We tidy up and give you the cure time, normally around 24 hours.
Before we arrive
- Move anything stored near the joints
- Tell us about any water getting in
- Try not to wet indoor joints just before the visit

St Luke's homes and their sealant
London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, so tired sealant is best dealt with early. St Luke's has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
Rented homes near Old Street station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. As a London address, St Luke's can be tricky for parking: let us know about parking bays, permits or a driveway. If you look after a building such as St Luke's CofE Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes.

What the job involves on each surface
Wet rooms
A wet room floor and its walls can move independently, so the corners need a flexible seal, not grout. Cracked grout in a corner can be cut out and replaced with silicone.
Kitchen worktops & upstands
Kitchen joints need more degreasing than bathroom ones, since cooking leaves a film that stops silicone sticking. The extra cleaning is what makes the bead last.
Landlord and commercial work in St Luke's
Housing providers, facilities teams and property managers book us too in St Luke's and across Greater London. Several sites can be quoted together.
We work for landlords and agents as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.
What affects the quote in St Luke's
Every job gets its own quote. These are the things that affect it:
- Whether there’s mould to deal with
- The number of rooms or windows
- The product the joint needs
- The size of the job
The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first and agree the price before starting.
What to tell us for a quote
To help us quote quickly, please include:
- Access, such as stairs, a lift or height
- What the problem is, such as mould, gaps, leaks or cracking
- Whether it’s a home or a business
- If someone has resealed it before
Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we’ll explain what’s involved.
What happens if it’s left?
Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. The lasting answer is to remove the bead and start again. In a London flat, a failed joint rarely stays your problem alone: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Ask us for a quote and we will explain what it covers.

Can I do it myself?
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
When something else is needed
To be straight with you, there are a few things sealant will not fix:
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Cracked or missing grout between tiles (that is regrouting)
- A tray or bath that is cracked through
If you are not sure, just ring 0345 464 0079 or send us an email and we’ll give you a straight answer before you book.
