New-build mastic & snagging in Barbican Estate, Greater London
Our applicators work in Barbican Estate on plot mastic for developers and snagging failed sealant in new homes. Old material cut out, joints cleaned and sealed neatly.
- Sealant work across a run of new homes
- Cracked caulk along new skirting
- Sealant that never bonded to the surface
Work for landlords, hotels and businesses
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.
For anyone letting property in or around Barbican Estate, several properties can be quoted together. Just tell us the addresses and what each one needs.
How we handle new build mastic in Barbican Estate
Building dust is behind a lot of failed new-build sealant. We clean every joint thoroughly and prime where the surface and product need it, so the sealant actually sticks instead of bonding to the dust. Common call-outs are for cracked caulk along new skirting and internal frame sealant that has split, on windows & doors, plot handovers and show homes.
New flats are going up across London, many of them in larger developments. In a new development, snags are often reported through the developer or the managing agent, and shower seals that fail early, skirting joints that open up and gaps at thresholds are all common snags.
Whatever the size of the job, it’s backed by our 12-month guarantee in Barbican Estate and across Greater London.

The process
At the end, we look at the finished work together and explain the cure time. The work normally takes anything from a few hours to several days, depending on the number of plots, depending on the size of the job. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Barbican Estate. A visitor permit or a nearby bay makes the visit run more smoothly.
- First, the list of joints is agreed from your snagging sheet or plot schedule.
- Every bit of the old builder’s sealant is cut out down to clean surfaces.
- Joints are vacuumed and cleaned of building dust.
- Primer goes on where the surface and product need it, then the new sealant.
- Each bead is tooled and the cure times explained.
Getting ready for the visit
- Plan for the work area to be out of bounds to pets and children
- Let us know if you’ve seen damp or leaks
- Where the joints are inside, avoid wetting them before we arrive

Advice
Can I do it myself?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.
What affects the quote in Barbican Estate
There’s no set price list. The quote depends on:
- Any working-time requirements on site
- The size of the job
- How many rooms, windows or areas are involved
- How much old sealant there is and how hard it is to remove
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.
Asking for a quote
There’s no need for technical detail. It helps if you can tell us:
- The type of property
- Where the job is, and your postcode
- Any access issues, like height or stairs
- The problem you’ve noticed
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email photos if that’s easy.

Do you need new build mastic in Barbican Estate?
Not every new-build joint gets the right sealant: caulk where water collects, or a rigid product on a moving joint. Both fail early.
Keep an eye out for any of the following:
- Beads laid onto grit and dust from the build
- Cracked caulk along new skirting
- Cracked sealant around new window and door frames
- Leaking shower tray seals in a new home
For new homes near Moorgate station, it’s worth checking the sealant early, while snags are still fresh.

New build mastic around Barbican Estate
Many of London’s new homes are flats in bigger developments, where snagging may go through the developer or managing agent. Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Keeping the joints in good condition
To keep the joints looking good and working properly:
- Keep pictures and emails about snagging items
- Watch for new gaps as the house dries out
- Use the extractor fan every time you shower
- Act quickly if a seal starts to leak
Keep the bathroom ventilated, especially in the first year. Use the extractor fan or open a window after showers to help keep mould away.
Lifting sealant traps moisture and mould behind it. Dealing with it before it goes black saves a harder job later.
When it is not the sealant
In fairness, there are a few things sealant will not fix:
- Damaged fittings that need replacing
- Settlement cracks that need a surveyor
- Disputes or warranty claims with your builder
If you are not sure, just ring 0345 464 0079 or send us an email and we’ll give you a straight answer before you book.
