About bathroom resealing in E1

The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. We are often asked to deal with leaking joints on a shower screen and a messy, uneven bead from a previous reseal, across basins & vanity units, sinks & splashbacks and shower trays & enclosures.

On the day, we look over the joints with you first, so you know exactly what we’re doing. Surfaces next to the work are protected before any work begins. Most jobs take half a day or less for one room, longer when the kitchen is included.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Where we work in E1

Our bathroom resealing work across E1 covers homes, rentals and businesses, in Shoreditch, Whitechapel and Bishopsgate and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.

Hard water across most of the South East leaves limescale on sealant, grout and fittings. For any job in E1, joints are cleaned back properly before anything new goes in.

Shoreditch: For site and facilities teams at buildings such as Virginia Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. If you live in an older home near St Leonard's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

How the job changes by surface

Baths

Acrylic baths give a little under load, and even steel and cast iron baths settle slightly when full. Filling the bath first allows for that movement.

Kitchen worktops & upstands

The joint between worktop and wall takes splashes, crumbs and cleaning sprays. We seal them in a colour that suits the worktop, so the line does not stand out.

Should I try it myself first?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Honest limits

New sealant can’t fix everything, and we’d rather say so up front. It won’t solve:

  • Cracks in the tray itself rather than the joint
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Failed grout lines across the wall

Leave it or put it right?

A clean new bead makes a room look cared for, which matters if you are letting a property or selling it. A smeared, uneven DIY bead does the opposite.

Questions to ask before booking

  • What product goes in the joint
  • What preparation is included
  • How much experience the applicator has
  • What happens if the job turns out different

Signs you need bathroom resealing

Sealing over old silicone is one of the commonest mistakes we find. New silicone won’t bond to old silicone, so it lifts, lets water in and traps mould underneath.

These are the problems we’re asked about most:

  • A bead that has pulled away from the tiles
  • Mouldy sealant that has gone black
  • Leaks into the floor or ceiling below
  • A reseal done over the top of the old bead

Your questions about bathroom resealing in E1

Should I try DIY first?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs.

What should I tell you?

Tell us what needs doing and where, with pictures by email if possible. We’ll ask anything else we need to know.

Does someone need to be in?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

What do you put in the joint?

Each joint gets the product that suits it. Movement, water and weather all affect the choice.

Can I choose the colour of the sealant?

We can use white, clear or a colour to suit. On a worktop we colour-match where the joint shows.

Do you guarantee your resealing?

Yes. Our 12-month guarantee covers every job, and we’re fully insured.

Do you work for hotels and businesses?

Yes. We can plan bigger jobs in stages to suit the site.
