Bathroom resealing in Stepney
Showers work their sealant harder than baths. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. They’re resealed with anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. If you’re dealing with leaking joints on a shower screen and gaps between the worktop and the wall, we can help, whatever the surface.
Hard London water leaves limescale on sealant, grout and taps alike. In Stepney, bathroom resealing is as much about a room looking cared for as about keeping water out.

What happens if it’s left?
You do not need a new bathroom because the sealant looks bad. A new bead often brings the whole room back, as long as the fittings themselves are sound. If something else is wrong, we will tell you. Converted houses in London often have a bathroom above someone else’s living room, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Putting it right early is much less trouble for homes in Stepney.
A failed joint rarely gets cheaper to fix by waiting. If you’re unsure, call 0345 464 0079 or drop us an email for an honest opinion and a quote.

What affects the quote in Stepney
There’s no set price list, because no two jobs are the same. What we look at:
- How much there is to do
- Any mould that needs treating
- The type of sealant required
- Whether the work is at height
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.
Helping us quote
Photos help, but a description is a good start. Try to tell us:
- Whether it’s a home or a business
- How many joints, rooms or windows are involved
- Whether it has been sealed before
- Where the job is, and your postcode
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we will explain how we’d tackle it. When it suits you, phone 0345 464 0079 or drop us an email.
The process
A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and tidy away. Most jobs take a couple of hours for a single bath or shower. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. Mention any building rules, key holders or managing agents when you book.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.
Preparing for the visit
- Keep children and pets away from the work area
- Tell us about any water getting in
- Let us know about parking restrictions
How to get a quote
Asking for a quote is easy: let us know the job and the location. Photos by email help us understand the job, and we will come back to you with a quote.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

What bathroom resealing looks like in Stepney
In a London flat, water from a failed bath or shower seal can reach the neighbours below, which is why it’s worth fixing early. There are hotels and other places to stay in and around Stepney. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
As a London address, Stepney can be tricky for parking: tell us about permits, visitor bays or off-street space when you book. Homes close to St Peter's Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. Letting a property close to Whitechapel station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Work in E1 and E2 works the same way as everywhere else we cover. Local streets include Beaumont Square, Rectory Square and Carlton Square, and we cover them all. When something else is needed
Before booking, it’s worth knowing the limits:
- Tiles that have come away from the wall
- Failed grout lines across the wall
- A leaking waste, trap or valve
If in doubt, ring 0345 464 0079 or email us and we will say what we think before you book.
Joints and surfaces we work on
- Shower trays & enclosures
- Baths
- Sinks & splashbacks
- Wet rooms
- Kitchen worktops & upstands
- Basins & vanity units
Looking after it afterwards
To keep the joints looking good and working properly:
- Stick to a soft cloth and a mild cleaner
- Wipe up water along the back of the worktop
- Do not let bottles sit on the bead
- Let new sealant cure fully before it gets wet
Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.
A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning normally will not remove it. Catching it early keeps it a simple reseal.
FAQs for Stepney
Can you help a landlord with a rental near Whitechapel station?
Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can ring 0345 464 0079 or send us an email with the details for a clear quote.
I live in a flat in Stepney. Can a failed seal leak into the flat below?
Yes, it can. Water that gets past failed sealant or cracked grout can run under the bath or tray and show up on the ceiling below. Replacing the sealant and grout before that happens is much less trouble than repairing a neighbour’s ceiling.
Which products do you use?
Products from Arbo and Everbuild, among others, picked for each joint. We’ll tell you what we’re using and why.
How long before the new sealant can get wet?
The surface skins over fairly quickly, but the bead needs longer to cure right through. Keep water off it for around 24 hours, or as long as we advise for that product.
What should I tell you?
Just the basics: where it is, what you’ve noticed and how we reach it. Then phone 0345 464 0079 or email us.
Do you take out the old sealant first?
Yes. All of the old material is cut out and the joint cleaned.
Can you just seal over the old silicone?
No, never. A bead laid over old silicone soon starts to come away. Every trace of the old bead is removed first.
Do you reseal kitchen worktops and sinks too?
Yes. Worktops, sinks and splashbacks are all part of the job, with a sealant suited to kitchens, colour-matched where it shows.
Different surfaces, different methods
Baths
Acrylic baths flex the most, while steel and cast iron baths move less but still settle when full. Loading the bath with water before sealing allows for it.
Basins & vanity units
On a basin, neatness shows: the bead is right in front of you, so it’s tooled cleanly and evenly, finished in a colour that suits the basin.
