Mastic and sealant across E2

About bathroom resealing in E2

Showers work their sealant harder than baths. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. We work on shower trays & enclosures, baths and sinks & splashbacks, and people most often call us about leaking joints on a shower screen and damp behind the bath or under the tray.

Once we are on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes a morning or an afternoon for most single baths and showers.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, usually around 24 hours.

What you will pay

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Where we work in E2

From Shoreditch, Whitechapel and Bethnal Green to its smaller places, homes across E2 have bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.

London and the South East are among the drier parts of the UK, but outdoor sealant still needs a dry day and clean surfaces, so outside work in E2 is planned around the forecast.

Bethnal Green: If you live in an older home near St Peter's, older homes can move a little, which is hard on rigid grout and tired sealant. If you let a flat or house near Cambridge Heath station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Landlords, agents and businesses in E2

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll quote.

Why deal with it now?

You do not need a new bathroom because the sealant looks bad. A new bead often brings the whole room back, as long as the fittings themselves are sound. If we find a deeper problem, you’ll hear it from us.

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

Signs you need bathroom resealing

With age, silicone loses its stretch. Along worktops it tends to pull back from the wall, leaving a thin gap where water and food collect. Hot pans and harsh cleaners don’t help.

It’s worth asking for a quote if you see:

  • Smears of silicone across the tiles
  • Gaps where the bath or tray has moved
  • Damp behind the bath or under the tray
  • A bead that has pulled away from the tiles

When it is not the sealant

We will always be straight with you, so here’s what new sealant will not do:

  • Cracked or missing grout between tiles (that is regrouting)
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • A bath or tray that moves because it is not properly supported

Questions from E2

Can you reseal around my kitchen sink and worktop?

Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then we reseal in a colour to suit.

Are you insured?

Yes. We’re fully insured.

Where is Mr Mastic based?

Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.

Is it messy?

No. The area is protected while we work and cleaned up afterwards.

Can landlords and businesses book you?

Yes. We work in homes, commercial premises and hotels, and we are fully insured.

Does someone need to be in?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Should I try DIY first?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
