Bathroom resealing in E14: how it works
Kitchens need the same care as bathrooms. Worktop upstands, sink edges and splashback joints all take splashes every day, and water behind a laminate worktop can make it swell. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We’re often asked to deal with damp behind the bath or under the tray and two layers of silicone, both failing, on wet rooms, baths and shower trays & enclosures.
On the day, we look over the joints with you first. We protect the surfaces around the joints before any work begins. Most jobs take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you are told the cure time, normally around 24 hours.
What affects the price in E14
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.
Why book with us
- White, clear, grey or another colour, product permitting
- Experience in homes, commercial sites and hotels
- More than 20 years in sealant work
- Any old sealant cut out fully, not covered over
How to get a quote
We quote each job on its own, so the first step is telling us about yours. Just ring 0345 464 0079 or drop us an email with the details.
What’s near Bow Common
Around Bow Common, our work takes us to homes and buildings near Stebon Primary School, St Paul's Way Trust School and Bartlett Park and the streets around them. Other local landmarks include Langdon Park Secondary School (0.5 miles east) and The Widow's Son pub (less than half a mile north-east). Bow Common’s nearest station is Limehouse station, roughly 0.8 miles south-west. Well-known places in the area include Tower of London (2.4 miles west) and St Clement's Hospital (0.6 miles north-west). For a walk, there’s Tower Hill and Hollow Pond.
Where we work in E14
Our bathroom resealing work across E14 covers homes, rentals and businesses, from London, Mile End and Bow Common to the quieter places in between. Wherever the job is, all the old material comes out before anything new goes in.
Hard water across most of the South East leaves limescale on sealant, grout and fittings. Whatever the job in E14, surfaces are cleaned back properly before new sealant goes in.
Bow Common: Rented homes near Limehouse station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. If you look after a building such as St Paul's Way Trust School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
For landlords and businesses
For anyone letting property in or around E14, jobs at different addresses can go on one quote. Send us the addresses and the work at each, and photos by email help.
From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.
Signs you need bathroom resealing
Sealant laid on a damp, dusty or greasy joint never bonds properly. Soap residue, oils and leftover silicone film all get in the way, so a rushed job can start to lift early.
If you can see any of these, it’s time to have the joints looked at:
- Water getting behind the bath panel
- Sealant that has split, shrunk or peeled away
- New sealant laid over old sealant that is now lifting
- Splits where the tray meets the wall
Different surfaces, different methods
Basins & vanity units
A vanity top has a joint along the wall and sometimes at the sides. Water that gets behind can damage the unit, so a neat, continuous bead matters.
Sinks & splashbacks
Water getting under the rim of an inset sink can soak the worktop. We reseal the visible edge of the sink where it has failed.
Why deal with it now?
A quick bead over the top of the old one might look better for a while, but it will not bond. Water creeps under it and mould follows.
What your quote should include
- How long the guarantee is
- What product goes in the joint
- Which colour the sealant will be
- What happens if they find a problem under the old sealant
How we quote for bathroom resealing
We quote each job individually. These are the things that affect it:
- How many areas need sealing
- The type of sealant required
- Whether there’s mould to deal with
- How easy the joints are to reach
Combining jobs into one visit is generally more efficient than separate visits. You will get one clear quote for the whole job.
What we need to know
Photos help, but a description is a good start. Try to tell us:
- Whether it’s a home or a business
- Any access issues, like height or stairs
- Roughly how big the job is
- If someone has resealed it before

E14: your questions answered
Can I do it myself?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
Can you just seal over the old silicone?
No. Sealing over the top looks fine for a few weeks, then lifts. Every trace of the old bead is removed first.
I rent my home. Can I book you?
Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.
Can mouldy silicone be sorted out?
Yes. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.
Are you ARBOMaster approved?
Yes. We hold ARBOMaster approved applicator status and we’re fully insured too.
What information do you need?
Only a few details: the address or postcode, what’s wrong and any access issues. Then call 0345 464 0079 or send us an email.
Does someone need to be in?
We need access to the joints, so we’ll agree that with you when we book. Indoors, that usually means someone at home.
