Bathroom resealing across E22: what to expect
Showers work their sealant harder than baths. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. We work on baths, basins & vanity units and kitchen worktops & upstands, and the jobs we see most are water getting behind the bath panel and black mould in the silicone that won’t clean off.
At the end, we look at the finished work together and explain the cure time. The visit itself generally takes around two hours for one bath or shower, longer for a whole bathroom, depending on the size of the job.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

How to get a quote
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.
Landmarks near Poplar
Around Poplar, our work takes us to homes and buildings near St Peter's Church, Langdon Park Secondary School and Our Lady and St Joseph Catholic Primary School. You’ll also find Tower Hamlets College (within half a mile north), Bartlett Park (0.6 miles north) and The Ledger Building pub (within half a mile west). There’s a railway station in Poplar itself: Canary Wharf station. A little further out are Museum of the Book (0.8 miles north-west) and Poplar Hospital (0.6 miles north-east). Open spaces near Poplar include Lavender Pond and St. James's Park Lake.
Where we work in E22
From Poplar, London Docklands and Canary Wharf to its smaller places, homes across E22 have bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
London and the South East have homes from every era, from period terraces to post-war new towns and new estates. Each needs the right sealant for its age and materials.
Poplar: Poplar is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book. Letting a property close to Canary Wharf station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
Work for landlords, hotels and businesses
Hotels need rooms back in use, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.
Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.
Different surfaces, different methods
Kitchen worktops & upstands
Water behind a laminate worktop can make the edge swell. A continuous bead along the back keeps water out, as long as the worktop itself is firmly fixed.
Wet rooms
Wet rooms rely on sound joints at floor and wall junctions. They get anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.
Leave it or put it right?
The difference in a professional reseal is mostly what you don’t see: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Without that preparation, the new bead will not last.
What your quote should include
- Is the old sealant removed completely?
- Who does the work, and how experienced they are
- What happens if the job turns out different
- The length of the guarantee
Why it fails
Plenty of failed sealant has been laid over the top of older sealant. New silicone won’t bond to old silicone, so it peels, leaks and hides mould behind it.
These are the problems we’re asked about most:
- Smears of silicone across the tiles
- A bead that has pulled away from the tiles
- Failed sealant on the screen profile
- Gaps where the bath or tray has moved
DIY versus a professional finish
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Your questions about bathroom resealing in E22
Will the old sealant be removed?
Yes. All of the old material is cut out and the joint cleaned.
What should I tell you?
Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.
Is it messy?
Not at all. The area is protected while we work and cleaned up afterwards.
Can I choose the colour of the sealant?
There’s a choice: white, clear and colours to suit tiles and worktops. We will talk it through when we quote.
I rent my home. Can I book you?
We’re happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.
Do you work for hotels and businesses?
Yes. We have worked for hotels, offices and other businesses.
Do you do kitchens as well as bathrooms?
Yes, often alongside a bathroom. Where it’s needed by the sink, we use a food-safe sealant.
