Our bathroom resealing service in E16

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across E16. We’re ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. Typical jobs include damp behind the bath or under the tray and a joint torn by a bath that flexes, on shower trays & enclosures, baths and wet rooms.

All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. It normally takes half a day or less for one room, longer when the kitchen is included.

  1. We protect the area and cut out all of the old sealant.
  2. We clean and degrease the joint and treat any mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We clear away and tell you when it can get wet, generally after around 24 hours.

How to get a quote

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints.

Around Canning Town

Locally, jobs take us to homes and businesses close to Keir Hardie Park, The Tidal Basin Tavern and Rosetta Primary School and the streets around them. Also close by are St Cedd's Church (under half a mile north), Royal Docks Academy (0.5 miles south-east) and The Royal Docks Community School (0.5 miles south-east). There’s a railway station in Canning Town itself: Custom House station. A little further out are Greenwich Castle (2.8 miles south-west) and West Ham United Football Club Museum (1.4 miles north-east). The countryside around Canning Town includes Gilbert's Pit and Hollow Pond.

Bathrooms and kitchens across E16

E16 has homes of every age, old and new, and in places like Plaistow, Plumstead and Canning Town there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. For any job in E16, joints are cleaned back properly before anything new goes in.

Canning Town: Schools such as Rosetta Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. In the older streets around St Cedd's Church, older homes can move a little, which is hard on rigid grout and tired sealant.

For landlords and businesses

For anyone letting property in or around E16, several properties can be quoted together. Just tell us the addresses and what each one needs.

What affects the quote in E16

Your quote is based on your job. We take into account:

  • The old material and how stubborn it is
  • The amount of work
  • How many rooms, windows or areas are involved
  • Working hours on commercial sites

Combining jobs into one visit usually makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will send you a clear quote for the lot.

Helping us quote

When you call or email, it’s useful to know:

  • Photos by email, if that’s easy
  • Roughly how big the job is
  • What’s wrong with the joints now
  • Whether it has been sealed before

We do not publish a price list. Instead, we give you a clear price for your job. To arrange one, phone 0345 464 0079 or send us an email.

Looking after it afterwards

Simple care keeps the joints in good condition. We recommend:

  • Never pick at the silicone with a blade
  • Dry worktop joints after washing up
  • Don’t let bottles sit on the bead
  • Let new sealant cure fully before it gets wet

Don’t stand bottles along the bead, as they hold water against it. A quick squeegee after showering helps the joint dry.

A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. A reseal in time can save the worktop.

Leave it or put it right?

The difference in a professional reseal is mostly what you don’t see: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Skip those steps and even the best silicone fails early.

Comparing quotes

  • How the joint is cleaned and prepared
  • The length of the guarantee
  • What the quote includes, VAT included or not
  • When the joint can take water or movement

Common problems we fix in E16

Baths and trays move. Acrylic in particular gives slightly under the weight of water and a person, and a tray that is not fully bedded can rock. That movement works at the bead until it splits or peels away.

If you can see any of these, it’s time to have the joints looked at:

  • Black mould in the silicone that will not clean off
  • Smears of silicone across the tiles
  • A reseal done over the top of the old bead
  • Leaking joints on a shower screen

Your questions about bathroom resealing in E16

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We will tell you what we’re using and why.

Can I choose the colour of the sealant?

You are not limited to white: clear, white and colours chosen to suit the room. We will talk it through when we quote.

Can I do it myself?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.

What does bathroom resealing cost?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.

Do the sealants smell?

That depends on the sealant. Some smell for a while, some hardly at all.

Do you guarantee your resealing?

Yes. Every job carries our 12-month guarantee, and we are fully insured.

Are you ARBOMaster approved?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
