How bathroom resealing works in IG11

Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through and into the wall or floor. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We work on shower trays & enclosures, baths and wet rooms, and people most often call us about failed sealant on the screen profile and gaps between the worktop and the wall.

There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes two to three hours for a typical bath, depending on how much old sealant there is, including the tidy-up.

  1. We cover the area around the joints we are working on.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

In Barking, that means homes and buildings near St Patrick's Church, Mayesbrook Park and Eastbury Primary School, among other places. Other local landmarks include The Barking Dog pub (0.8 miles north-west) and Greatfields School (0.5 miles west). For rail, the closest station is Barking station, roughly 0.8 miles north-west of the centre. Bathrooms and kitchens across IG11

Homes across IG11 range from older properties to new builds, and in places like Barking, East Ham and Loxford there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.

London and the South East have homes from every era, from period terraces to post-war new towns and new estates. Each needs the right sealant for its age and materials, wherever it is in IG11.

Barking: Schools such as Eastbury Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Barking is in London, so parking needs planning: let us know about parking bays, permits or a driveway.

Why it fails

Not every tube in the shop is meant for a shower. Acrylic caulk and general-purpose sealants are not designed for a joint that’s wet every day, so they stain, crack or go mouldy before long. A bathroom joint needs anti-fungal sanitary silicone.

Common reasons people contact us include:

  • Two layers of silicone, both failing
  • A messy, uneven bead from a previous reseal
  • Sealant that has split, shrunk or peeled away
  • A joint torn by a bath that flexes

Should I try it myself first?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Quotes for bathroom resealing in IG11

Your quote is based on your job. We take into account:

  • Whether the work is at height
  • Whether old sealant or filler has to be cut out
  • The size of the job
  • Any mould that needs treating

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we’ll explain what it covers.

Helping us quote

Photos by email are helpful but not essential. Please mention:

  • Photos by email, if that is easy
  • Access, such as stairs, a lift or height
  • The address or postcode of the job
  • What’s wrong with the joints now

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we’ll explain how we’d tackle it. Whenever you’re ready, ring 0345 464 0079 or send us an email.

How to look after the new joints

Good habits help new joints last longer. Our tips:

  • Clean with a mild bathroom cleaner and a soft cloth
  • Let new sealant cure fully before it gets wet
  • Run the extractor fan during and after every shower
  • Check the joints every few months for splits or lifting

Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.

Do not wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.

Honest limits

We’ll always be straight with you, so here’s what new sealant won’t do:

  • A tray or bath that is cracked through
  • A leaking waste, trap or valve
  • Cracked or missing grout between tiles (that’s regrouting)

IG11 questions

When can I use the bath or shower again?

After around 24 hours in most cases. We will tell you the cure time for the product we used.

Can I do it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.

Do you come to IG11?

Yes, we do. Our applicators work in IG11, and the service is the same as everywhere else.

Do you have insurance?

Yes, we’re fully insured for domestic and commercial work.

Which products do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Can landlords and businesses book you?

Yes, regularly. Several properties can go on one quote.

Can mouldy silicone be sorted out?

Yes. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.
