Bathroom resealing in IG3: how it works

A fresh bead of silicone changes how a bathroom looks more than most people expect. Mouldy silicone makes even a new bathroom look neglected, and a neat new joint puts that right in a short visit. Just as important, it closes the gaps water would otherwise get through. We work on baths, wet rooms and basins & vanity units, and people most often call us about leaking joints on a shower screen and damp behind the bath or under the tray.

Every visit runs the same way: we look at the joints together, protect the area around them, do the work and tidy away. It generally takes a morning or an afternoon for most single baths and showers.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you are told the cure time, generally around 24 hours.

How we quote

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we’ll explain what it covers.

Why book with us

  • Fully insured
  • Colour picked to suit the job
  • We leave the area clean and tidy
  • Old sealant always removed completely

How to get a quote

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.

Near you in Seven Kings

In Seven Kings, that means homes and buildings near Downshall Primary School, Palmer Catholic Academy and South Park, among other places. There’s a railway station in Seven Kings itself: Seven Kings station. Other landmarks nearby include The Brewery (3.6 miles east) and Redbridge Museum (1.2 miles south-west). The countryside around Seven Kings includes Hainault Lodge and Hollow Pond.

Where we work in IG3

Across IG3, from Ilford, Loxford and Newbury Park outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.

London and the South East are among the drier parts of the UK, but outdoor sealant still needs a dry day and clean surfaces, so outside work in IG3 is planned around the forecast.

Seven Kings: As a London address, Seven Kings can be tricky for parking: tell us about permits, visitor bays or off-street space when you book. Schools such as Downshall Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Surface by surface

Sinks & splashbacks

The edge of an inset sink is a common place for water to get under the worktop. We reseal the visible edge of the sink where it has failed.

Baths

Most bath leaks begin along the long edge, especially under a shower. We finish it with a single, even bead of anti-fungal silicone, tooled so water cannot sit on it.

DIY versus a professional finish

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Leave it or put it right?

Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. Cutting it out and resealing with anti-fungal silicone is the fix that lasts.

Questions to ask before booking

  • Whether the sealant suits the joint
  • When the joint can take water or movement
  • What the quote includes, VAT included or not
  • Which colour the sealant will be

Quotes for bathroom resealing in IG3

We don’t publish a price list, because no two jobs are the same. What we look at:

  • The product the joint needs
  • Mould in or behind the old joints
  • The number and length of the joints
  • Access and height

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • Photos by email, if that is easy
  • How many joints, rooms or windows are involved
  • What’s wrong with the joints now
  • How we’d reach the joints

For a quote, phone 0345 464 0079 or drop us an email with the location and a short description of the problem. We’ll give you a clear price before any work starts.

IG3 questions

When can I use the bath or shower again?

After around 24 hours in most cases. We will tell you the cure time for the product we used.

Can landlords and businesses book you?

Yes. Domestic, commercial and hotel work are all part of what we do, and we’re fully insured.

My sealant has gone black. Can you sort it?

Yes, by replacing the sealant. Sprays can fade the marks, but cutting it out and resealing is what lasts. Good ventilation helps keep it away.

Can you just seal over the old silicone?

No. A bead laid over old silicone soon starts to come away. Every trace of the old bead is removed first.

Can I do it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Will you leave a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

Do you do commercial work?

Yes. We can plan bigger jobs in stages to suit the site.
