How bathroom resealing works in IG1
A shower joint gets soaked every day. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. We work on kitchen worktops & upstands, wet rooms and baths, and common reasons people get in touch are a messy, uneven bead from a previous reseal and splits where the tray meets the wall.
The work is kept neat and contained to the joints we’re treating, so you can carry on as normal. Expect the work to take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, and we explain the cure time before we leave.
- We cover the area around the joints we’re working on.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.

Local landmarks in Ilford
Around Ilford, our work takes us to homes and buildings near Great Spoon of Ilford pub, The Ursuline Academy Ilford and South Park and the streets around them. You’ll also find Winston Way Academy (under half a mile east) and St Alban's Church (within half a mile south). There’s a railway station in Ilford itself: Ilford station. Other landmarks nearby include Gallions Reach Shopping Park (3.5 miles south) and Redbridge Museum (within half a mile south-west). Open spaces near Ilford include Hollow Pond and Ripple Nature Reserve.
Where we work in IG1
IG1 has homes of every age, old and new, and in places like Ilford, Loxford and Manor Park there’s plenty of rented property too. Sound sealant and clean grout keep water out and rooms looking cared for.
London and the South East are among the drier parts of the UK, but outdoor sealant still needs a dry day and clean surfaces, so outside work in IG1 is planned around the forecast.
Ilford: If you look after a building such as Winston Way Academy, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Ilford is in London, so parking needs planning: let us know about parking bays, permits or a driveway.
When something else is needed
It helps to know what we cannot do:
- A bath or tray that moves because it isn’t properly supported
- Tiles that have come away from the wall
- Water coming from the plumbing rather than the joint
DIY sealant or a professional job?
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
Why act early?
You do not need a new bathroom because the sealant looks bad. Replacing the joint is generally all it takes. If we find a deeper problem, you’ll hear it from us.
Questions to ask before you book
- Who turns up on the day
- When the joint can take water or movement
- Which sealant they’ll use, and why
- Is VAT in the price?
Work for landlords, hotels and businesses
We also work for property managers and facilities teams in IG1 and across Greater London. We can quote a run of properties together, and we’re fully insured for the work.
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.
Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Dry the bead with a towel now and then
- Dry worktop joints after washing up
- Avoid abrasive pads on the sealant
- Let new sealant cure fully before it gets wet
Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.
There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.
Common questions in IG1
How long does the new silicone need before I use the shower?
Silicone is touch-dry quite quickly, but it takes longer to cure. Leave it around 24 hours before it gets wet, or as long as we advise for that product.
Can mouldy silicone be sorted out?
Yes, we can. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.
Do you take out the old sealant first?
Yes. We cut out all the old sealant and clean the joint before applying anything new.
Do you work for hotels and businesses?
Yes. Larger jobs can be planned room by room or area by area to suit the site.
What sealant do you use?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.
Is the work guaranteed?
Yes. Every job carries our one-year guarantee, and we’re fully insured.
Is it worth trying it myself?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
