How bathroom resealing works in E15
Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the bead is not stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. We work on wet rooms, sinks & splashbacks and baths, and people most often call us about lumpy, uneven sealant from a DIY attempt and leaking joints on a shower screen.
There is not much for you to do on the day. Show us the job and we will take it from there. The job generally takes two to three hours for a typical bath, depending on how much old sealant there is.
- We cover the area around the joints we’re working on.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.

Bathroom resealing across E15: local notes
Our bathroom resealing work across E15 covers homes, rentals and businesses, in Leyton, Stratford and Forest Gate and well beyond. Wherever the job is, all the old material comes out before anything new goes in.
London and the South East have homes from every era, from period terraces to post-war new towns and new estates. Each needs the right sealant for its age and materials, wherever it is in E15.
Stratford: Letting a property close to Stratford (London) station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. As a London address, Stratford can be tricky for parking: let us know about parking bays, permits or a driveway.
Common problems we fix in E15
Silicone doesn’t last for ever. Daily water, heat and cleaning products slowly wear it down, and how long it lasts comes down to use, cleaning and ventilation.
The most common problems we see are:
- Lumpy, uneven sealant from a DIY attempt
- Black spots spreading through the bead
- Shrunken sealant along the back of a worktop
- A joint torn by a bath that flexes
DIY versus a professional finish
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
When something else is needed
New sealant can’t fix everything, and we will tell you before we start. Sealant will not put right:
- Cracked or missing grout between tiles (that is regrouting)
- A tray or bath that is cracked through
- Water coming from the plumbing rather than the joint
Landlord and commercial work in E15
Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.
In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.
How to look after the new joints
No joint lasts for ever, but care makes a real difference. A few tips:
- Keep an eye on the corners, where splits start
- Stick to a soft cloth and a mild cleaner
- Don’t let bottles sit on the bead
- Give the silicone its full cure time
Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.
Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.
E15: your questions answered
Is the work guaranteed?
Yes, for 12 months. Good ventilation and gentle cleaning help it last.
Do the sealants smell?
Some sealants have a smell while they cure, which fades as it sets. Opening a window helps.
Do I need to be at home?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
Do you work for letting agents?
Yes. We work in homes, commercial premises and hotels.
Do you come to E15?
Yes. We are based in Crawley and work across South East England, London and Scotland, and that includes E15.
Can I choose the colour of the sealant?
We can use white, clear or a colour to suit. Where the joint is on show, we match it to the surface.
Are you fully insured?
Yes. We are fully insured, and we can confirm the details when we quote.
