Bathroom resealing for homes and businesses in Maryland

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Maryland. We are fully insured ARBOMaster approved applicators, and the work comes with a 12-month guarantee. We are often asked to deal with two layers of silicone, both failing and shrunken sealant along the back of a worktop, across basins & vanity units, sinks & splashbacks and wet rooms.

Much of London’s older housing is Victorian and Edwardian terraces, many of them now split into flats, with bathrooms fitted into whatever space was available. A compact bathroom that steams up every day is hard on silicone and grout.

Big or small, you get the same 12-month guarantee.

How we quote for bathroom resealing

The price is agreed before any work begins. It takes into account:

  • Mould in or behind the old joints
  • How much there is to do
  • Whether the work is at height
  • When we can work, for business premises

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Helping us quote

Photos help, but a description is a good start. Please mention:

  • Photos by email, if that is easy
  • Roughly how big the job is
  • The address or postcode of the job
  • The problem you’ve noticed

Every job is quoted individually, so start by telling us what you need. Just ring 0345 464 0079 or drop us an email with the details.

Maryland homes and their sealant

London has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. Maryland has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

If you live in an older home near Church of St John the Evangelist, older homes can move a little, which is hard on rigid grout and tired sealant. Rented homes near Stratford (London) station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Maryland is about 3 miles south of Walthamstow, in Greater London. We carry out bathroom resealing for homes and businesses in Maryland and the surrounding area. Our Greater London coverage runs to 764 places, and Maryland is one of them.

Work in E15, E20 and E7 is quoted and booked the same way as anywhere else. Local streets include Cam Road, Ward Road and Wise Road, all of which we cover. Other places close to Maryland include Stratford (1 mile west), East Village (1 mile north-west), Temple Mills (1 mile north-west), West Ham (1 mile south-east) and Holloway Down (1 mile north). Larger places within reach include London (5 miles south-west), City of Westminster (7 miles west), Marylebone (6 miles west), Kensington (9 miles west), St Pancras (5 miles west) and Shoreditch (3 miles west).

Local landmarks in Maryland

Locally, jobs take us to homes and businesses close to Sarah Bonnell School, West Ham Park and Carpenters Primary School. There’s a railway station in Maryland itself: Stratford (London) station. Nearby you will also find Passmore Edwards Museum (0.5 miles east) and Tower of London (4 miles south-west). For a walk, there’s Old Ford Island and Hollow Pond.

The process

The work is kept neat and contained to the joints we’re treating, so you can get on with your day. The job normally takes two to three hours for a typical bath, depending on how much old sealant there is. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. The joint is cleaned, degreased and treated for mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. Finally we tidy up and explain the cure time before we leave.

How to look after the new joints

A little care helps the new joints last. Our advice:

  • Keep scourers and sharp tools away from the bead
  • Keep the fan on for a while after bathing
  • Look for lifting corners and small gaps now and then
  • Keep bottles off the sealant line

Keep water off the new bead until it has cured, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.

A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.

When it is not the sealant

Some problems need a builder, plumber or other trade rather than us:

  • Water coming from the plumbing rather than the joint
  • Damage behind the tiles that needs a tiler
  • Failed grout lines across the wall

If you’re not sure, just ring 0345 464 0079 or email us and we will give you a straight answer before booking.

What we seal

  • Kitchen worktops & upstands
  • Wet rooms
  • Sinks & splashbacks
  • Shower trays & enclosures
  • Basins & vanity units
  • Baths

What happens if it’s left?

Fresh sealant smartens a bathroom or kitchen with very little disruption, which helps when a home is being let or put on the market. A smeared, uneven DIY bead does the opposite, and it’s harder to put right later. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and once it shows in Maryland, the repair is bigger than a sealant job.

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

DIY sealant or a professional job?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

When to call us in Maryland

A bath shifts a little every time it’s filled and emptied. An acrylic bath flexes under load, while a poorly supported tray can shift underfoot. That movement works at the bead until it splits or peels away.

Any of these means the joints need attention:

  • Gaps where the bath or tray has moved
  • A messy, uneven bead from a previous reseal
  • Water getting behind the kitchen upstand
  • Damp behind the bath or under the tray

As a London address, Maryland can be tricky for parking: let us know about parking bays, permits or a driveway.

What your quote should include

  • Is VAT in the price?
  • Whether all the old sealant comes out first
  • What happens if the job turns out different
  • Are they insured?

Your questions about bathroom resealing in Maryland

Do you work in hotels near Maryland?

Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Can worn sealant in a flat in Maryland cause a leak downstairs?

Yes, and the first sign is often a stain on the ceiling below. Cutting out the old sealant and laying a new bead early stops it getting that far.

Do I need to be at home?

Access is agreed with you when the job is booked. Indoors, that normally means someone at home.

How long does a bath or shower reseal take?

One bath or shower is around two hours’ work, including cutting out the old sealant. A whole bathroom plus the kitchen may take most of the day.

Can mouldy silicone be sorted out?

Yes. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.

Can tenants book the work?

We can work for tenants, landlords or agents. Get your landlord’s agreement first.

Where is Mr Mastic based?

Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Will the old sealant be removed?

Yes, always, and completely. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.
