About bathroom resealing in E17

Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through and into the wall or floor. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We are often asked to deal with leaking joints on a shower screen and splits where the tray meets the wall, on shower trays & enclosures, sinks & splashbacks and basins & vanity units.

The work is kept neat and contained to the joints we are treating, so you can get on with your day. The job generally takes half a day or less for one room, longer when the kitchen is included, and we tell you how long to leave it before we go.

  1. We protect the area and cut out all of the old sealant.
  2. The joint is cleaned, degreased and treated for mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. Finally we tidy up and explain the cure time before we leave.

Where we work in E17

Across E17, from Walthamstow, Leyton and Bakers Arms outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. For any job in E17, joints are cleaned back properly before anything new goes in.

Walthamstow: Rented homes near Walthamstow Central station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Walthamstow is in London, so parking needs planning: let us know about parking bays, permits or a driveway.

DIY sealant or a professional job?

If you’ve already had a go yourself, that’s fine. We cut it out and start again.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

What we are called out for in E17

No sealant lasts indefinitely. Daily water, heat and cleaning products take their toll over the years, so its life depends on how the room is used, cleaned and aired.

The most common problems we see are:

  • A joint torn by a bath that flexes
  • A bead that has pulled away from the tiles
  • Water escaping at the shower enclosure
  • New sealant laid over old sealant that is now lifting

When something else is needed

New sealant cannot fix everything, and we will tell you before we start. It won’t solve:

  • A tray or bath that’s cracked through
  • A leaking waste, trap or valve
  • Water getting in through the grout rather than the sealant

Different surfaces, different methods

Shower trays & enclosures

Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both get soaked every time the shower runs, so both are resealed with anti-fungal sanitary silicone.

Baths

Baths move more than any other fitting, so we fill it with water before sealing. That way the joint is laid with the bath at its heaviest.

Keeping the joints in good condition

A little care helps the new joints last. We recommend:

  • Wait for the cure time we give you
  • Run the extractor fan during and after every shower
  • Keep scourers and sharp tools away from the bead
  • Keep bottles off the sealant line

Don’t stand bottles along the bead, as they hold water against it. Squeegeeing the walls and tray after use keeps water from sitting on the joint.

Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. A reseal in time can save the worktop.

Common questions in E17

Do you come to E17?

Yes. We’re based in Crawley and work across South East England, London and Scotland.

Will the old sealant be removed?

Yes, every time. New silicone does not stick to old silicone, so the joint is cleaned back first.

How long before the new sealant can get wet?

After around 24 hours in most cases. We’ll tell you the cure time for the product we used.

Should I try DIY first?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Will it make a mess?

No. We protect the surfaces around the joints, and we tidy up before we go.

Can mouldy silicone be sorted out?

Yes, we can. We strip the bead, treat the joint and lay new anti-fungal silicone.

Can new silicone go straight over the old?

No, never. Sealing over the top looks fine for a few weeks, then lifts, because silicone does not bond to silicone. Every trace of the old bead is removed first.
