Bathroom resealing in Walthamstow Village

About our bathroom resealing in Walthamstow Village

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. Once it cracks or goes mouldy, water starts to find its way through. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We’re often asked to deal with a bead that has pulled away from the tiles and water getting behind the kitchen upstand, on shower trays & enclosures, wet rooms and basins & vanity units.

London’s water is hard, so limescale builds up along sealant lines, in grout and on fittings. In Walthamstow Village, bathroom resealing is as much about a room looking cared for as about keeping water out.

There’s a 12-month guarantee on every job, large or small.

What sealant work can’t fix

Before you book, it’s worth knowing the limits too:

  • A tray or bath that’s cracked through
  • A bath or tray that moves because it is not properly supported
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

If you are not sure, just ring 0345 464 0079 or send us an email and we’ll give you a straight answer before you book.

Should I try it myself first?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

For landlords and businesses

From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can be quoted together.

Bathroom resealing around Walthamstow Village

London’s water is hard, which leaves limescale on sealant, grout and taps, and it has to be cleaned off before new sealant goes in. In a London flat, water from a failed bath or shower seal can reach the neighbours below, which is why it’s worth fixing early.

For landlords with property near Walthamstow Central station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. For site and facilities teams at buildings such as Walthamstow School for Girls, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For an older house near a landmark such as St. Mary's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

How the visit works

There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the job takes a morning or an afternoon for most single baths and showers in most cases. For a job in Walthamstow Village, parking and access are the things to plan: let us know about parking, the floor we’ll be working on and any lift or shared entrance.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Getting ready for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Mention any sign-in or site rules at work premises
  • For indoor joints, keep the area dry beforehand if you can

Advice

Why deal with it now?

The difference in a professional reseal is mostly what you do not see: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Skip those steps and even the best silicone fails early. Converted houses in London often have a bathroom above someone else’s living room, and a slow leak from a failed seal can end up in the flat below. Putting it right early is much less trouble.

What it costs depends on the size of the job, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts.

Why book with us

  • We leave the area clean and tidy
  • We’re fully insured
  • Sealant colour chosen to suit
  • You choose the colour before work begins

Keeping the joints in good condition

So the new joints stay in good condition:

  • Keep bottles off the sealant line
  • Dry worktop joints after washing up
  • Avoid abrasive pads on the sealant
  • Open a window or run the fan so the room dries

In a kitchen, do not let water sit along the back of the worktop and keep hot pans off the bead. The drier the joint stays, the longer it lasts.

A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.

What the job involves on each surface

Basins & vanity units

Basin joints are short and close to eye level: the bead is right in front of you, so it’s tooled cleanly and evenly, finished in a colour that suits the basin.

Wet rooms

Wet rooms rely on sound joints at floor and wall junctions. They’re resealed with anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.

FAQs for Walthamstow Village

Is parking an issue for bathroom resealing in Walthamstow Village?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.

I live in a flat in Walthamstow Village. Can a failed seal leak into the flat below?

It can, yes: water that gets past a split bead or cracked grout often runs under the tray and shows on the ceiling below. It’s far simpler to replace tired sealant early than to deal with a neighbour’s ceiling.

Do you do commercial work?

Yes. Hotels, offices and other businesses use us and we’re fully insured.

Is the work guaranteed?

Yes. We give a 12-month guarantee on every job, and we’re ARBOMaster approved applicators.

Do you do kitchens as well as bathrooms?

It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Will it make a mess?

We keep the work tidy. We protect what’s around the joints.
