  • Two layers of silicone, both failing

How we handle bathroom resealing in Higham Hill

Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the new joint isn’t pulled apart the first time it’s used. Quick jobs often leave it out, and it makes a real difference. Typical jobs include mouldy sealant that has gone black and sealant that has split, shrunk or peeled away, on baths, shower trays & enclosures and sinks & splashbacks.

In much of London, period terraces have been converted into flats over the years, with bathrooms fitted into whatever space was available. A compact bathroom that steams up every day is hard on silicone and grout.

Our work is backed for twelve months, in Higham Hill and everywhere else we cover.

For landlords and businesses

We work for landlords and letting agents as well as householders. Resealing between tenancies keeps a property looking cared for.

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

What we can’t put right

A few problems are outside what sealant work can do:

  • A bath or tray that moves because it is not properly supported
  • A leaking waste, trap or valve
  • Damage behind the tiles that needs a tiler

If you’re not sure, just ring 0345 464 0079 or drop us an email and we’ll give you a straight answer before you book.

Bathroom resealing in Higham Hill: local notes

London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, so tired sealant is best dealt with early. London’s water is hard, which leaves limescale on sealant, grout and taps, and it has to be cleaned off before new sealant goes in.

As a London address, Higham Hill can be tricky for parking: tell us about permits, visitor bays or off-street space when you book. Homes close to St Andrew's Christian Centre include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant. Managing a site like Whittingham Primary Academy? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Shower trays & enclosures

If a tray moves underfoot, new silicone will not last. We check for movement before we reseal, and tell you if it needs re-bedding first.

Kitchen worktops & upstands

Water behind a laminate worktop can make the edge swell. A continuous bead along the back keeps water out, as long as the worktop itself is firmly fixed.

Questions from Higham Hill

Could a tired shower seal in my Higham Hill flat affect the neighbours below?

Yes. In a flat, water from a failed bath or shower seal has only one way to go, and that is down. A proper reseal before the leak starts is the easy fix.

Can parking be tricky for a visit in Higham Hill?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.

What should I tell you?

A short description and the location, with pictures by email if possible. If we need more, we’ll ask.

Will the old sealant be removed?

Yes. We cut out all the old sealant and clean the joint before resealing.

My sealant has gone black. Can you sort it?

Yes. Mould inside the bead rarely cleans out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.

Do the sealants smell?

There can be a smell while the sealant cures. Ventilation helps.

Is the work guaranteed?

Yes, a 12-month guarantee. Good ventilation and gentle cleaning help it last.

Can you just seal over the old silicone?

No. New silicone will not bond to old silicone, so it lifts and traps water and mould underneath. All the old sealant comes out first.

How we quote for bathroom resealing

We do not publish a price list. What we look at:

  • The product the joint needs
  • Working hours on commercial sites
  • The size of the job
  • Any mould that needs treating

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What we need to know

Before you ask for a quote, have a think about:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Pictures of the joints, sent by email
  • Any previous sealing or DIY work
  • The rough size of the job

We do not publish a price list, because every job is different. Instead, your job gets its own clear quote. To arrange one, ring 0345 464 0079 or send us an email.

Keeping the joints in good condition

After the cure time, these simple habits help:

  • Keep scourers and sharp tools away from the bead
  • Check the joints every few months for splits or lifting
  • Wait for the cure time we give you
  • Wipe up water along the back of the worktop

Keep water off the new bead until it has cured, which is generally around 24 hours. After that, a quick wipe after showering helps keep it clean.

Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. Resealing before that happens protects the worktop.

How the visit works

At the end, we look at the finished work together. The work normally takes half a day or less for one room, longer when the kitchen is included, depending on the size of the job. For a job in Higham Hill, parking and access are the things to plan: let us know about parking, the floor we will be working on and any lift or shared entrance.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

Getting ready for the visit

  • Tell us if parking is tricky
  • On commercial sites, let us know about site rules
  • Tell us about access, such as stairs, a lift or high-level joints

Should I try it myself first?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

A DIY attempt does not rule out a professional job. We cut it out and start again.
