About bathroom resealing in E4
Showers work their sealant harder than baths. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. Each gets a bead of anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. We work on kitchen worktops & upstands, shower trays & enclosures and basins & vanity units, and the jobs we see most are two layers of silicone, both failing and sealant that has split, shrunk or peeled away.
We keep the work tidy and contained to the joints we’re treating. Expect the work to take two to three hours for a typical bath, depending on how much old sealant there is, and we explain the cure time before we leave.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you are told the cure time, generally around 24 hours.

Bathroom resealing across E4: local notes
From Walthamstow, Woodford and Chingford to its smaller places, homes across E4 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
London and the South East are among the drier parts of the UK, but outdoor sealant still needs a dry day and clean surfaces, so outside work in E4 is planned around the forecast.
Chingford: For landlords with property near Chingford station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. If you live in an older home near All Saints' Church, walls and floors in older homes can move, and sealant and grout show it first.
Why deal with it now?
Fresh sealant smartens a bathroom or kitchen with very little disruption, which matters if you’re letting a property or selling it. Lumpy sealant with smears on the tiles has the opposite effect, and it’s harder to put right later.
What your quote should include
- What the quote includes, VAT included or not
- What insurance they hold
- Whether the sealant suits the joint
- Whether they seal over old material or remove it
What sealant work can’t fix
To be straight with you, there are a few things sealant will not fix:
- Loose or hollow tiles, or failed tanking behind them
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- A tray or bath that is cracked through
Common problems we fix in E4
Not every tube in the shop is meant for a shower. Acrylic caulk and general-purpose sealants are not designed for a joint that’s wet every day, so they stain, crack or go mouldy before long. Wet areas call for a sanitary silicone with an anti-fungal additive.
Signs it’s time to call us include:
- Smears of silicone across the tiles
- A reseal done over the top of the old bead
- Gaps where the bath or tray has moved
- Cracked, shrunken or lifting silicone
Landlord and commercial work in E4
Failed sealant is one of the commonest items on a check-out report. Several properties can be quoted together.
We work for landlords and letting agents as well as homeowners. Sealant work between tenants keeps a property looking cared for.
Keeping the joints in good condition
No joint lasts for ever, but care makes a real difference. A few tips:
- Give the silicone its full cure time
- Never pick at the silicone with a blade
- Use gentle cleaners on the silicone
- Look for lifting corners and small gaps now and then
Keep water off the new bead until it has cured, following the cure time we give you. After that, a quick wipe after showering helps keep it clean.
Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.
Questions from E4
When can I use the bath or shower again?
We give you the cure time before we leave, and it’s normally around 24 hours. Using it sooner can damage the bead.
Can I do it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Do you work for hotels and businesses?
Yes. Hotels, offices and other businesses use us, and we’re fully insured.
Does the resealing come with a guarantee?
Yes. Our 12-month guarantee covers every job, and we’re ARBOMaster approved applicators.
Are you fully insured?
Yes, we are fully insured for domestic and commercial work.
What should I tell you?
A short description and the location, with photos by email if possible. If we need more, we will ask.
Where do you work from?
We work from Crawley. We cover E4 and the rest of Greater London, along with the rest of our area.
