Bathroom resealing in EN3: how it works
The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. We work on baths, shower trays & enclosures and basins & vanity units, and the jobs we see most are gaps where the bath or tray has moved and sealant that has split, shrunk or peeled away.
A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and clear up. Most jobs take a couple of hours for a single bath or shower.
- We cover the area around the joints we are working on.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.

Getting a quote
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints.
What’s near Ponders End
Around Ponders End, our work takes us to homes and buildings near Enfield Town Park, Oasis Academy Hadley and St Matthews Church, among other places. You’ll also find St Matthew's CofE Primary School (under half a mile north) and NiW Furniture pub (0.8 miles south-west). There’s a railway station in Ponders End itself: Ponders End station. A little further out are St Michaels Hospital (2.2 miles north-west) and Museum of Enfield (1.7 miles west). For a walk, there’s Highams Park Lake and Ainslie Wood.
Bathrooms and kitchens across EN3
Across EN3, from Ponders End, Enfield Highway and Enfield Wash outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
The South East is one of the drier parts of the UK, though outside sealant still needs a dry, clean joint, so work across EN3 is planned around the weather.
Ponders End: Schools such as St Matthew's CofE Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. Ponders End is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book.
Landlords, agents and businesses in EN3
Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.
Hotels need rooms back in use, so the work can be planned room by room. We have worked in hotels as well as homes and businesses.
When something else is needed
We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:
- Loose or hollow tiles, or failed tanking behind them
- Water getting in through the grout rather than the sealant
- Cracks in the tray itself rather than the joint
Surface by surface
Kitchen worktops & upstands
Upstands and back edges are cut out, cleaned of grease and resealed, since cooking leaves a film that stops silicone sticking. Proper degreasing is what helps the new joint last.
Baths
The long joint down the side of a bath is where most leaks start, especially under a shower. We finish it with a single, even bead of anti-fungal silicone.
What we are called out for in EN3
Silicone doesn’t last for ever. Daily water, heat and cleaning products take their toll over the years, so its life depends on how the room is used, cleaned and aired.
Look out for these signs:
- Leaks into the floor or ceiling below
- Water escaping at the shower enclosure
- Gaps where the bath or tray has moved
- Two layers of silicone, both failing
Can I do it myself?
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
EN3 questions
Do you come to EN3?
Yes. We cover EN3, as part of our work across South East England, London and Scotland. For a quote, call 0345 464 0079 or send us an email.
Is there any odour?
It depends on the product. Some smell for a while, some hardly at all.
Do you remove the old sealant?
Yes. All of the old material is cut out and the joint cleaned before resealing.
Is the work guaranteed?
Yes. We give a 12-month guarantee on every job, and we’re ARBOMaster approved applicators.
Are you insured?
Yes. We are fully insured for domestic and commercial work.
Do I need to be at home?
We need access to the joints, so we will agree that with you when we book. Indoors, that normally means someone at home.
Can I choose the colour of the sealant?
White, clear and a range of colours are available. Where the joint is on show, we match it to the surface.
