About bathroom resealing in N13
A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. We work on wet rooms, basins & vanity units and kitchen worktops & upstands, and common reasons people get in touch are splits where the tray meets the wall and lumpy, uneven sealant from a DIY attempt.
Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes two to three hours for a typical bath, depending on how much old sealant there is, depending on the size of the job.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

Bathrooms and kitchens across N13
Our bathroom resealing work across N13 covers homes, rentals and businesses, in Edmonton, Palmers Green and Southgate and well beyond. Wherever the job is, all the old material comes out before anything new goes in.
Hard water across most of the South East leaves limescale on sealant, grout and fittings. For any job in N13, joints are cleaned back properly before anything new goes in.
Palmers Green: Palmers Green is in London, so parking needs planning: let us know about parking bays, permits or a driveway. Homes close to Palmers Green United Reformed Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.
How the job changes by surface
Baths
Acrylic baths give a little under load, and even steel and cast iron baths settle slightly when full. Filling the bath first allows for that movement.
Sinks & splashbacks
Water getting under the rim of an inset sink can soak the worktop. We reseal the visible edge of the sink where it has failed.
Why it fails
Older sealant shrinks and hardens. Along worktops it tends to pull back from the wall, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.
It’s worth asking for a quote if you see:
- Water getting behind the kitchen upstand
- Leaks into the floor or ceiling below
- Cracked, shrunken or lifting silicone
- Leaking joints on a shower screen
When it is not the sealant
We’ll always be straight with you, so here’s what sealant can’t fix:
- Cracks in the tray itself rather than the joint
- Cracked or missing grout between tiles (that is regrouting)
- Water coming from the plumbing rather than the joint
What affects the quote in N13
Call for a quick quote. The main things that affect it are:
- How much there is to do
- How easy the joints are to reach
- The old material and how stubborn it is
- Mould in or behind the old joints
No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.
Asking for a quote
To make quoting easier, please include:
- If it’s domestic, commercial or a hotel
- How many joints, rooms or windows are involved
- Where the job is, and your postcode
- Any access issues, like height or stairs
To get a quote, phone 0345 464 0079 or send us an email and tell us where the job is and what the problem looks like. You’ll have a clear quote before work begins.

Questions from N13
Can tenants book the work?
Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.
How long before the new sealant can get wet?
Around 24 hours is typical, and we confirm the time for the product used. Using it sooner can damage the bead.
Do you guarantee your resealing?
Yes, a one-year guarantee. Good ventilation and gentle cleaning help it last.
Where is Mr Mastic based?
Our base is Crawley. Our area covers South East England, London and Scotland.
Will the old sealant be removed?
Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.
How much does bathroom resealing cost in N13?
The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote and we will talk you through it.
Can I do it myself?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
