Bathroom resealing across N12: what to expect

Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. We work on kitchen worktops & upstands, sinks & splashbacks and shower trays & enclosures, and the jobs we see most are water escaping at the shower enclosure and shrunken sealant along the back of a worktop.

We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes half a day or less for one room, longer when the kitchen is included and we leave things clean and tidy.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you’re told the cure time, normally around 24 hours.

What you’ll pay

Bathrooms and kitchens across N12

N12 has homes of every age, old and new, with plenty of rented property in places like Finchley, Whetstone and Friern Barnet. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.

From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. The right sealant depends on the age and materials of the building, wherever it is in N12.

Whetstone: If you live in an older home near Church of St John, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Managing a site like Queenswell Infant & Nursery School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Leave it or put it right?

Mould removers can fade the surface of a stained bead, but where mould is inside the silicone it usually comes back. The lasting answer is to remove the bead and start again.

Questions to ask before you book

  • When the joint can take water or movement
  • What insurance they hold
  • What preparation is included
  • Whether all the old sealant comes out first

Surface by surface

Wet rooms

A wet room floor and its walls can move independently, so the corners need a flexible seal, not grout. Cracked grout in a corner can be cut out and replaced with silicone.

Sinks & splashbacks

Next to the sink, the sealant has to cope with constant water, and a food-safe product where it’s needed. The joint is laid neatly so it’s easy to wipe.

DIY sealant or a professional job?

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

What sealant work can’t fix

A few problems are outside what sealant work can do:

  • Tiles that have come away from the wall
  • Cracked or missing grout between tiles (that’s regrouting)
  • Movement from a bath with loose feet or no proper support

How we quote for bathroom resealing

The price is agreed before any work begins. It takes into account:

  • The number of rooms or windows
  • Which sealant suits the joint
  • Working hours on commercial sites
  • Whether old sealant or filler has to be cut out

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.

What we need to know

There’s no need for technical detail. Just tell us:

  • The address or postcode of the job
  • Any previous sealing or DIY work
  • The rough size of the job
  • How we’d reach the joints

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints.

N12 questions

Do I need to be at home?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Do you guarantee your resealing?

Yes, for 12 months. Looking after the joint as we suggest helps it last.

Will there be a smell?

That depends on the sealant. Some smell for a while, some hardly at all.

Can I add another job to the visit?

Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

What sealant do you use?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.

Do you come to N12?

Yes, we do. N12 is part of the area we cover.

How long does a bath or shower reseal take?

A single bath or shower takes about a couple of hours, including cutting out the old sealant. A full bathroom and kitchen can take most of a day.
