How bathroom resealing works in N14
Sealant is the soft line between a bath, shower or worktop and the wall. When it splits, shrinks or turns black, water gets behind it. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We work on basins & vanity units, kitchen worktops & upstands and shower trays & enclosures, and the jobs we see most are smears of silicone across the tiles and splits where the tray meets the wall.
There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the work takes two to three hours for a typical bath, depending on how much old sealant there is for a typical job.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you’re told the cure time, generally around 24 hours.
How we quote
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.

Around Southgate
Locally, jobs take us to homes and businesses close to Salcombe School, Christ Church Southgate Parish Church and Grovelands Park. You will also find The New Crown pub (under half a mile north), Ashmole Academy (less than half a mile north) and Ashmole Primary School (less than half a mile north-west). The nearest railway station is New Southgate station, roughly 1 mile south-west of the centre. Other landmarks nearby include Grand Arcade (2.1 miles south-west) and Greentrees Hospital (1.9 miles south-east). For a walk, there’s Highgate Hill and Barfield Allotments Nature Park.
Bathroom resealing across N14: local notes
Homes across N14 range from older properties to new builds, and in places like Southgate, New Southgate and Arnos Grove there’s plenty of rented property too. Sound sealant and clean grout keep water out and rooms looking cared for.
The South East is one of the drier parts of the UK, though outside sealant still needs a dry, clean joint, so work across N14 is planned around the weather.
Southgate: Homes close to Christ Church Southgate Parish Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Letting a property close to New Southgate station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
How to look after the new joints
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Don’t let bottles sit on the bead
- Clean with a mild bathroom cleaner and a soft cloth
- Check the joints every few months for splits or lifting
- Dry worktop joints after washing up
Check the sealant now and then. A small split or a corner lifting is easy to spot, so if something doesn’t look right, just call 0345 464 0079 or email us.
Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.
Honest limits
A few problems are outside what sealant work can do:
- A cracked shower tray or bath (that needs repair or replacement)
- A leaking waste, trap or valve
- Movement from a bath with loose feet or no proper support
What happens if it’s left?
A clean new bead makes a room look cared for, which matters if you are letting a property or selling it. A smeared, uneven DIY bead does the opposite.
Questions to ask before booking

- How the joint is cleaned and prepared
- How the colour is chosen
- Who does the work, and how experienced they are
Landlords, agents and businesses in N14
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.
We also work for property managers and facilities teams in N14 and across Greater London. Several sites can be quoted together, and we are fully insured for the work.
Different surfaces, different methods
Kitchen worktops & upstands
Upstands and back edges are cut out, cleaned of grease and resealed, because cooking grease stops sealant bonding. The extra cleaning is what makes the bead last.
Baths
Most bath leaks begin along the long edge, particularly where there’s a shower over the bath. It gets one smooth bead of anti-fungal silicone, tooled so water can’t sit on it.
Questions from N14
Is it messy?
No. The area is protected while we work and cleaned up afterwards.
I rent my home. Can I book you?
We can work for tenants, landlords or agents. Just make sure your landlord agrees.
Do you have insurance?
Yes. Full insurance covers our work, and we can confirm the details when we quote.
Do you do kitchens as well as bathrooms?
Yes. Worktops, sinks and splashbacks are all part of the job, with a sealant suited to kitchens, colour-matched where it shows.
What do you put in the joint?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.
How long does it take to reseal a bath or shower?
One bath or shower is around two hours’ work, old sealant removal included. A whole bathroom plus the kitchen may take most of the day.
What does bathroom resealing cost?
There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before work begins.
