How bathroom resealing works in EN5
A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. Common call-outs are for sealant that has split, shrunk or peeled away and leaks into the floor or ceiling below, across sinks & splashbacks, shower trays & enclosures and basins & vanity units.
A visit follows a simple pattern: we look at the joints together, protect the area around them, do the work and tidy away. It normally takes a couple of hours for a single bath or shower.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you are told the cure time, generally around 24 hours.

Bathrooms and kitchens across EN5
Across EN5, from Barnet, New Barnet and High Barnet outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
The South East is one of the drier parts of the UK, though outside sealant still needs a dry, clean joint, so work across EN5 is planned around the weather.
Barnet: Barnet is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book. Schools such as Grasvenor Avenue Infant School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.
Should I try it myself first?
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
Keeping the joints in good condition
Looking after new joints is easy, and it makes a real difference:
- Don’t leave water standing on kitchen joints
- Wipe the sealant dry after showering
- Let new sealant cure fully before it gets wet
- Never pick at the silicone with a blade
Keep bottles and razors off the sealant line, because they trap water against the silicone. A quick squeegee after showering helps the joint dry.
Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.
Why act early?
You do not need a new bathroom because the sealant looks bad. Replacing the joint is usually all it takes, provided the bath, tray and tiles are in good order. If something else is wrong, we’ll tell you.
What your quote should include
- Whether VAT is included
- What the cure time is
- Whether all the old sealant comes out first
- How much experience the applicator has
What affects the quote in EN5
For a quick quote, just ask. The main things that affect it are:
- The amount of work
- How many areas need sealing
- The type of sealant required
- Any working-time requirements on site
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.
What to tell us for a quote
What to tell us when you ask for a quote:
- How we’d reach the joints
- If someone has resealed it before
- How many joints, rooms or windows are involved
- Photos by email, if that’s easy
To get a quote, call 0345 464 0079 or email us with the location and a short description of the problem. You will have a clear quote before any work starts.
Signs you need bathroom resealing
The wrong product fails fast. Acrylic caulk and general-purpose sealants aren’t designed for a joint that is wet every day, so they stain, crack or go mouldy before long. Wet areas call for a sanitary silicone with an anti-fungal additive.
These are the problems we’re asked about most:
- Gaps where the bath or tray has moved
- Cracked, shrunken or lifting silicone
- Black mould in the silicone that won’t clean off
- Failed sealant on the screen profile
Questions from EN5
Will it make a mess?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
Are you an approved applicator?
Yes. We’re approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.
When can I use the bath or shower again?
Around 24 hours is typical, and we confirm the time for the product used. Getting it wet too early can spoil the new joint.
I rent my home. Can I book you?
Yes. Check with your landlord; we can send the quote to them too.
Do you cover EN5?
We do. Our applicators work in EN5.
Can I add another job to the visit?
Yes. Just list everything you need and you will get one quote.
Do I have to be there?
That depends on where the joints are. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.
