Bathroom resealing in New Barnet

DIY versus a professional finish

A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

Bathroom resealing in New Barnet

Homes in New Barnet have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Each one is stripped, cleaned and dried before new silicone goes in. If you are dealing with water getting behind the kitchen upstand and leaks into the floor or ceiling below, we can put it right, whatever the surface.

Across London, a large share of homes are flats, conversions or mansion blocks, so a bathroom is often directly above a neighbour’s ceiling. That makes worn sealant and cracked grout in New Barnet more than a cosmetic job.

We stand behind the work with a one-year guarantee, so you are covered after we have gone.

Common questions in New Barnet

Do you work for landlords with property near New Barnet station?

Yes, rental work is part of what we do. Just phone 0345 464 0079 or drop us an email and tell us about the property, and we will give you a clear quote.

Is parking a problem for a job in New Barnet?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.

Do the sealants smell?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

How long before the new sealant can get wet?

The surface skins over fairly quickly, but the bead needs longer to cure right through. Leave it around 24 hours before it gets wet, or follow the cure time we give you.

Do you remove the old sealant?

Yes, always, and completely. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.

Does the resealing come with a guarantee?

Yes. Our one-year guarantee covers every job, and we’re fully insured.

Can you do several jobs on one visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

Are you an approved applicator?

Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

The process

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The work itself takes two to three hours for a typical bath, depending on how much old sealant there is, including the tidy-up. In New Barnet, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

How to prepare

  • Tell us if parking is tricky
  • On commercial sites, let us know about site rules
  • Move anything stored near the joints

Why it’s worth doing now in New Barnet

Running new silicone over the old joint can look tidy for a few weeks, but it will not bond. Water creeps under it and mould follows. Converted houses in London often have a bathroom above someone else’s living room, and a slow leak from a failed seal can end up in the flat below. Dealing with it early is far simpler for homes in New Barnet.

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.

How the job changes by surface

Baths

Acrylic baths flex the most, while steel and cast iron baths move less but still settle when full. Filling the bath first allows for that movement.

Wet rooms

Not every wet room leak is a sealant problem. We reseal the joints and will tell you if the water seems to be coming from somewhere else.

Signs you need bathroom resealing in New Barnet

Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone can’t grip the old bead underneath, so it peels, leaks and hides mould behind it.

Most people get in touch when they notice something like this:

  • Leaking joints on a shower screen
  • A bead that has pulled away from the tiles
  • Damp behind the bath or under the tray
  • A joint torn by a bath that flexes

As a London address, New Barnet can be tricky for parking: let us know about parking bays, permits or a driveway.

What to look for in a quote

  • How long to leave it before use
  • Whether the sealant suits the joint
  • Which colour the sealant will be
  • What happens if the job turns out different

How to look after the new joints

A little care helps the new joints last. We recommend:

  • Wait for the cure time we give you
  • Keep the fan on for a while after bathing
  • Move toiletries away from the joint
  • Wipe the sealant dry after showering

Give the silicone time to cure before it gets wet, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.

Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.

Landlords, agents and businesses in New Barnet

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

Mouldy or split sealant often shows up at the end of a tenancy. Several properties can be quoted together.

What bathroom resealing looks like in New Barnet

London has hard water, which leaves limescale on sealant, grout and taps, and it has to be cleaned off before new sealant goes in. London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, so tired sealant is best dealt with early.

For landlords with property near New Barnet station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. For site and facilities teams at buildings such as St Mary's CofE Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
