Bathroom resealing for homes and businesses in Whetstone

Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. We work on shower trays & enclosures, baths and wet rooms, and common reasons people get in touch are failed sealant on the screen profile and mouldy sealant that has gone black.

Much of London’s older housing is Victorian and Edwardian terraces, many of them now split into flats, and bathrooms were often squeezed into small rooms. Small, steamy rooms are where mould gets into sealant and grout fastest, and homes in Whetstone are no different.

Our work is backed for twelve months, in Whetstone and everywhere else we cover.

Whetstone questions

Can parking be tricky for a visit in Whetstone?

Parking in Whetstone, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.

I live in a flat in Whetstone. Can a failed seal leak into the flat below?

Yes, and the first sign is often a stain on the ceiling below. A proper reseal before the leak starts is the easy fix.

How do I get a quote for bathroom resealing in Whetstone?

We don’t publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

Is the work guaranteed?

Yes. Every job carries our one-year guarantee.

Are you insured?

Yes. Mr Mastic is fully insured.

What sealant do you use?

Each joint gets the product that suits it. Movement, water and weather all affect the choice.

Do you take out the old sealant first?

Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

My sealant has gone black. Can you sort it?

Yes. Mould inside the bead rarely cleans out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.

Bathroom resealing in Whetstone: local notes

London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, so tired sealant is best dealt with early. London has hard water, which leaves limescale on sealant, grout and taps, and it has to be cleaned off before new sealant goes in.

Whetstone is in London, so parking needs planning: let us know about parking bays, permits or a driveway. Rented homes near Oakleigh Park station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Quotes for bathroom resealing in Whetstone

Your quote is based on your job. We look at:

  • The type of sealant required
  • The number and length of the joints
  • Any mould that needs treating
  • The number of rooms or windows

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

What to tell us for a quote

When you call or email, it’s useful to know:

  • A few photos by email, if you can
  • Whether it’s a home or a business
  • Access, such as stairs, a lift or height
  • What the problem is, such as mould, gaps, leaks or cracking

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email photos if that’s easy.

What we do, step by step

We keep the work tidy and contained to the area we’re working on, so you can get on with your day. Expect the work to take a couple of hours for a single bath or shower, and we explain the cure time before we leave. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Whetstone. It helps if you can point us to a visitor permit or a bay close to the door.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

How to prepare

  • Let us know about parking restrictions
  • Try not to wet indoor joints just before the visit
  • Mention any leaks or damp you’ve noticed

Aftercare tips

Looking after new joints is easy, and it makes a real difference:

  • Never pick at the silicone with a blade
  • Check the joints every few months for splits or lifting
  • Wipe up water along the back of the worktop
  • Do not let bottles sit on the bead

Clean the silicone with care: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.

A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning normally will not remove it. Replacing the sealant early keeps the job small.

Work for landlords, hotels and businesses

Letting agents often deal with us directly. Tell us the address, the job and how access works.

In hotels, rooms out of use cost money, so the work can be planned room by room. We’ve worked in hotels as well as homes and businesses.

Different surfaces, different methods

Baths

Baths move more than any other fitting, so it’s filled with water before the bead goes on. The joint is then laid with the bath at its lowest point.

Shower trays & enclosures

There are usually two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so each is cut out and renewed with anti-fungal sanitary silicone.

When it is not the sealant

We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Movement from a bath with loose feet or no proper support
  • Water getting in through the grout rather than the sealant

Not sure which it is? You can phone 0345 464 0079 or send us an email and we’ll tell you honestly.

Surfaces we seal

  • Basins & vanity units
  • Sinks & splashbacks
  • Wet rooms
  • Kitchen worktops & upstands
  • Baths
  • Shower trays & enclosures

Do you need bathroom resealing in Whetstone?

Sealant laid on a damp, dusty or greasy joint never bonds properly. Traces of soap, bath oil and old sealant stop it gripping, and a joint that looked fine soon begins to come away.

The most common problems we see are:

  • A messy, uneven bead from a previous reseal
  • Water getting behind the kitchen upstand
  • Mouldy sealant that has gone black
  • Two layers of silicone, both failing

If you live in an older home near Church of St John, walls and floors in older homes can move, and sealant and grout show it first.

Before booking anyone

  • Whether they’re fully insured
