How bathroom resealing works in N11
We fill the bath before sealing it. A full bath sits slightly lower than an empty one, so the bead is not stretched the first time someone gets in. It’s a small step that rushed reseals tend to skip. Typical jobs include a joint torn by a bath that flexes and leaking joints on a shower screen, across sinks & splashbacks, shower trays & enclosures and baths.
Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes around two hours for one bath or shower, longer for a whole bathroom.
- We protect the area and cut out all of the old sealant.
- Next, the joint is cleaned and any mould is treated.
- The joint is left to dry, and baths are filled with water first.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We clear away and tell you when it can get wet, generally after around 24 hours.
How we quote
The cost depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before work begins.

Bathroom resealing across N11: local notes
From Barnet, Palmers Green and Whetstone to its smaller places, homes across N11 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
London and the South East are among the drier parts of the UK, though outside sealant still needs a dry, clean joint, so work across N11 is planned around the weather.
Friern Barnet: As a London address, Friern Barnet can be tricky for parking: let us know about parking bays, permits or a driveway. Rented homes near New Southgate station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
Keeping the joints in good condition
Looking after new joints is easy, and it makes a real difference:
- Do not let bottles sit on the bead
- Wait for the cure time we give you
- Don’t leave water standing on kitchen joints
- Check the joints every few months for splits or lifting
Keep water off the new bead until it has cured, which is generally around 24 hours. After that, a quick wipe after showering helps keep it clean.
There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.
How we quote for bathroom resealing
Your quote is based on your job. We look at:
- The number of rooms or windows
- How easy the joints are to reach
- Any working-time requirements on site
- The type of sealant required
Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you’re unsure, call 0345 464 0079 or send us an email and we will give you an honest view and a quote.
What we need to know
There’s no need for technical detail. Just tell us:
- How many joints, rooms or windows are involved
- Any previous sealing or DIY work
- Any access issues, like height or stairs
- Where the job is, and your postcode
Want a quote for bathroom resealing? Please ring 0345 464 0079 or email us and tell us about the job. We will explain what we’d do and give you a clear quote before any work starts.
When it isn’t the sealant
We will not take on work that won’t last, so here’s what sealant cannot put right:
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Cracked or missing grout between tiles (that’s regrouting)
- Damage behind the tiles that needs a tiler
For landlords and businesses
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
We work for letting agents and landlords as well as homeowners. Resealing between tenancies keeps a property looking cared for.
Different surfaces, different methods
Basins & vanity units
A vanity top has a joint along the wall and sometimes at the sides. Water that gets behind can damage the unit, so the joint is sealed in one unbroken line.
Baths
The long joint down the side of a bath is where most leaks start, especially under a shower. It gets one smooth bead of anti-fungal silicone, tooled so water can’t sit on it.
