About our bathroom resealing in Palmers Green

A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. Just as important, it closes the gaps water would otherwise get through. If you have cracked, shrunken or lifting silicone and a joint torn by a bath that flexes, we can help, whatever the surface.

Much of London’s older housing is Victorian and Edwardian terraces, many of them now split into flats, with bathrooms fitted into whatever space was available. A compact bathroom that steams up every day is hard on silicone and grout, and homes in Palmers Green are no different.

Each job carries a 12-month guarantee, large or small.

Palmers Green questions

Is parking a problem for a job in Palmers Green?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.

I let a flat near Palmers Green station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just ring 0345 464 0079 or send us an email with the address and what needs doing, and we will give you a clear price.

Can you quote for more than one area?

Yes. Tell us about everything you’d like done.

Can you get rid of the black mould in my sealant?

Yes. Once mould has grown into the silicone, it generally cannot be cleaned out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.

Do you have insurance?

Yes, we are fully insured for domestic and commercial work.

Do you do kitchens as well as bathrooms?

Yes, often alongside a bathroom. Next to the sink we use a food-safe product where it’s needed.

How much does bathroom resealing cost in Palmers Green?

Size, access and the old material all affect the cost. Call for a quick quote and we’ll talk you through it.

What do you need from me for a quote?

The location, the problem and the rough size of the job. If you can, email a few photos.

Surface by surface

Wet rooms

Wet rooms rely on sound joints at floor and wall junctions. They get anti-fungal sanitary silicone, and our work is on the visible joints only.

Shower trays & enclosures

Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both get soaked every time the shower runs, so both are resealed with anti-fungal sanitary silicone.

How the visit works

Before we leave, we go over the finished joints with you and explain the cure time. The visit itself usually takes two to three hours for a typical bath, depending on how much old sealant there is, depending on the size of the job. In Palmers Green, flats, stairs and shared entrances are part of the routine. Mention any building rules, key holders or managing agents when you book.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Getting ready for the visit

  • Clear items away from the joints we are working on
  • Mention any leaks or damp you’ve noticed
  • Plan for the work area to be out of bounds to pets and children

Signs you need bathroom resealing in Palmers Green

Not every tube in the shop is meant for a shower. Acrylic caulk and general-purpose sealants are not designed for a joint that is wet every day, so they stain, crack or go mouldy before long. Wet areas call for a sanitary silicone with an anti-fungal additive.

Look out for these signs:

  • Damp behind the bath or under the tray
  • Water getting behind the kitchen upstand
  • New sealant laid over old sealant that is now lifting
  • Lumpy, uneven sealant from a DIY attempt

In the older streets around Palmers Green United Reformed Church, walls and floors in older homes can move, and sealant and grout show it first.

Questions to ask before you book

  • How long the guarantee is
  • When the joint can take water or movement
  • Whether all the old sealant comes out first
  • Who does the work, and how experienced they are

10 questions to ask before you book

What affects the cost of bathroom resealing

There’s no set price list, because no two jobs are the same. The quote depends on:

  • Which sealant suits the joint
  • How easy the joints are to reach
  • The number of rooms or windows
  • Mould in or behind the old joints

The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before we start.

What we need to know

Before you ask for a quote, have a think about:

  • What the problem is, such as mould, gaps, leaks or cracking
  • How many joints, rooms or windows are involved
  • Whether it has been sealed before
  • Where the property is

Every job is quoted individually, so the first step is telling us about yours. Simply call 0345 464 0079 or send us an email and describe the job.

What sealant work cannot fix

We’d rather tell you now than do work that will not last, so these are the limits:

  • Tiles that have come away from the wall
  • A leaking waste, trap or valve
  • A tray that rocks until it’s re-bedded

Not sure which it is? You can call 0345 464 0079 or send us an email and we will tell you honestly.

Surfaces we seal

  • Sinks & splashbacks
  • Wet rooms
  • Baths
  • Shower trays & enclosures
  • Basins & vanity units
  • Kitchen worktops & upstands

How to look after the new joints

So the new joints stay in good condition:

  • Don’t leave water standing on kitchen joints
  • Keep scourers and sharp tools away from the bead
  • Dry the bead with a towel now and then
  • Clean with a mild bathroom cleaner and a soft cloth

Keep bottles and razors off the sealant line, because they trap water against the silicone. Squeegeeing the walls and tray after use keeps water from sitting on the joint.

Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. A reseal in time can save the worktop.
