How bathroom resealing works in N10
A fresh bead of silicone changes how a bathroom looks more than most people expect. Mouldy silicone makes even a new bathroom look neglected, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. Common call-outs are for black spots spreading through the bead and gaps where the bath or tray has moved, across shower trays & enclosures, basins & vanity units and kitchen worktops & upstands.
There’s no need to move everything out before we come, only the area right around the joints. We protect the rest, and the work takes around two hours for one bath or shower, longer for a whole bathroom for a typical job.
- First the area is protected and every bit of old sealant removed.
- Next, the joint is cleaned and any mould is treated.
- We let it dry fully and fill the bath with water before sealing.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We clear away and tell you when it can get wet, normally after around 24 hours.

Local landmarks in Muswell Hill
We work in homes and buildings around Fortismere School, The Mossy Well pub and Muswell Hill Primary School. You’ll also find Alexandra Park (0.7 miles east) and Tollington School (within half a mile west). For rail, the closest station is Alexandra Palace station, about 1.1 miles north-east of the centre. A little further out are The Mall Wood Green (1.5 miles east) and Kenwood House (1.8 miles south-west). The countryside around Muswell Hill includes Glebelands Local Nature Reserve and Darland's Lake.
Where we work in N10
Across N10, from Friern Barnet, New Southgate and Muswell Hill outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. Each needs the right sealant for its age and materials, wherever it is in N10.
Muswell Hill: Schools such as Muswell Hill Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. As a London address, Muswell Hill can be tricky for parking: let us know about parking bays, permits or a driveway.
How to look after the new joints
So the new joints stay in good condition:
- Keep scourers and sharp tools away from the bead
- Dry worktop joints after washing up
- Don’t let bottles sit on the bead
- Wait for the cure time we give you
Check the sealant now and then. A small split or a corner lifting is easy to spot, so if something doesn’t look right, just ring 0345 464 0079 or drop us an email.
A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out. Catching it early keeps it a simple reseal.
Leave it or put it right?
Dealing with sealant early is a short job: it takes half a day or less for one room, longer when the kitchen is included. Wait for a leak and you may be looking at panels off, drying out and redecorating too.

What affects the cost of bathroom resealing
For a quick quote, just ask. The main things that affect it are:
- How much old sealant there is and how hard it is to remove
- The product the joint needs
- How many areas need sealing
- Any mould that needs treating
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs. Ask us for a quote and we’ll explain what it covers.
What we need to know
To help us quote quickly, let us know:
- The problem you’ve noticed
- A few photos by email, if you can
- The type of property
- Whether it has been sealed before
We don’t publish a price list. Instead, your job gets its own clear quote. To arrange one, call 0345 464 0079 or email us.
How the job changes by surface
Shower trays & enclosures
A tray that rocks will split any sealant. Movement is checked before anything is resealed, and tell you if it needs re-bedding first.
Wet rooms
Not every wet room leak is a sealant problem. We reseal the joints and will tell you if the water seems to be coming from somewhere else.
What sealant work can’t fix
To be straight with you, some problems need a different trade:
- Movement from a bath with loose feet or no proper support
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- A tray or bath that’s cracked through
N10: your questions answered
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.
Are you insured?
Yes, we’re fully insured.
Do I need to be at home?
We need access to the joints, so we’ll agree that with you when we book. Indoors, that usually means someone at home.
Is it OK to put new sealant on top of the old bead?
No. Sealing over the top looks fine for a few weeks, then lifts. We remove the old bead completely before resealing.
Can you get rid of the black mould in my sealant?
Yes, by replacing the sealant. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Airing the room well helps stop it returning.
Is the work guaranteed?
Yes. Every job carries our 12-month guarantee.
Do you work in N10?
Yes. From our base in Crawley, we cover South East England, London and all of Scotland.
