Mastic and sealant across N6

Bathroom resealing in N6: how it works

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across N6. We’re fully insured ARBOMaster approved applicators, and the work comes with a 12-month guarantee. We work on sinks & splashbacks, basins & vanity units and kitchen worktops & upstands, and common reasons people get in touch are damp behind the bath or under the tray and water getting behind the kitchen upstand.

A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, carry out the job and clear up. It generally takes around two hours for one bath or shower, longer for a whole bathroom.

  1. Protection goes down around the bath, shower or worktop.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

Get a quote

Asking for a quote is easy: let us know what needs doing and where, and roughly how big it is. Photos by email help us understand the job, and we’ll come back to you with a quote.

Near you in Highgate

We work in homes and buildings around Asanté Academy of Chinese Medicine, The Angel Inn and St Michael's Church of England Primary School and the streets around them. You will also find St Aloysius RC College (less than half a mile south-east), Highgate United Reformed Church (under half a mile south-west) and Whittington Park (0.9 miles south-east). For rail, the closest station is Upper Holloway station, about 0.9 miles south-east. A little further out are Highgate Private Hospital (0.6 miles north-west) and Montfichet's Tower (4.4 miles south-east). Open spaces near Highgate include Darland's Lake and Parkland Walk.

Where we work in N6

Across N6, from Upper Holloway, Highgate and Fortis Green outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.

London and the South East have homes from every era, from period terraces to post-war new towns and new estates. The right sealant depends on the age and materials of the building.

Highgate: If you let a flat or house near Upper Holloway station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. If you live in an older home near Highgate United Reformed Church, older homes can move a little, which is hard on rigid grout and tired sealant.

What we’re called out for in N6

Sealant laid on a damp, dusty or greasy joint never bonds properly. Soap residue, oils and leftover silicone film all get in the way, and a joint that looked fine soon begins to come away.

People normally contact us when they notice something like this:

  • Cracked, shrunken or lifting silicone
  • Black mould in the silicone that will not clean off
  • Gaps between the worktop and the wall
  • Two layers of silicone, both failing

DIY sealant or a professional job?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

When something else is needed

Before you book, it’s worth knowing the limits:

  • Loose or hollow tiles, or failed tanking behind them
  • Water coming from the plumbing rather than the joint
  • Cracked or missing grout between tiles (that is regrouting)

What affects the quote in N6

We quote each job individually. This is what makes a difference:

  • The old material and how stubborn it is
  • How easy the joints are to reach
  • The size of the job
  • Which sealant suits the joint

What you pay reflects the work, not a rough estimate. That is why we ask about the job first.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • What’s wrong with the joints now
  • Access, such as stairs, a lift or height
  • Roughly how big the job is
  • Any previous sealing or DIY work

We quote each job on its own, so the first step is telling us about yours. Simply ring 0345 464 0079 or send us an email and describe the job, and photos are welcome.

For landlords and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can go on one quote.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

Common questions in N6

Do you work for landlords and businesses?

Yes. We work in homes, commercial premises and hotels, and we’re fully insured.

Is white the only colour available?

There’s a choice: white, clear and colours to suit tiles and worktops. We can help you pick when we quote.

Will there be a smell?

Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.

How long does it take to reseal a bath or shower?

Allow a couple of hours for a single bath or shower. We will confirm how long your job needs when we quote.

Is it OK to put new sealant on top of the old bead?

No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.

Is it worth trying it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Do you have insurance?

Yes. Mr Mastic is fully insured.
