Every job gets its own quote. This is what makes a difference:
- The product the joint needs
- How many rooms, windows or areas are involved
- Whether the work is at height
- The number and length of the joints
Doing several joints on one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will send you a clear quote for the lot.

About our regrouting in Highgate
A grout colour change can freshen a room without retiling. You might go from white to grey, or the other way round. Tell us what you have in mind when you ask for a quote. We are often asked to deal with grout that’s cracking and breaking up and grout in a colour the owner wants to change, on kitchen splashbacks, shower walls and bathroom wall tiles.
Much of London’s older housing is Victorian and Edwardian terraces, many of them now split into flats, and bathrooms were often squeezed into small rooms. Small, steamy rooms are where mould gets into sealant and grout fastest, and homes in Highgate are no different.
Each job carries a 12-month guarantee, whatever its size.

Regrouting around Highgate
In a London flat, water from a failed bath or shower seal can reach the neighbours below, so tired sealant is best dealt with early. London has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Highgate is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book. In the older streets around Highgate United Reformed Church, walls and floors in older homes can move, and sealant and grout show it first. Schools such as St Michael's Church of England Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.
Highgate is about 2 miles north-east of Hampstead, in Greater London. Across the N6 area, we can carry out regrouting at your property. 764 places in Greater London are on our list, from the larger towns to small villages.
We cover every part of the N6, N19 and NW5 postcode area for regrouting. If you need regrouting at a property on Wood Lane, Grange Road and Talbot Road or anywhere close by, we can help. If you are just outside Highgate, we cover Upper Holloway (1 mile south-east), Dartmouth Park (1 mile south), Lissenden Gardens (1 mile south), Crouch End (1 mile north-east) and Tufnell Park (1 mile south-east). Within a short drive, we also cover London (5 miles south-east), City of Westminster (4 miles south), Marylebone (4 miles south), Kensington (6 miles south-west), St Pancras (3 miles south) and Shoreditch (4 miles south-east).

How the visit works
Most of a good job is in the preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours, or longer for a fully tiled room. For a job in Highgate, parking and access are the things to plan: let us know about parking, the floor we’ll be working on and any lift or shared entrance.
- We check the tiles for any that are hollow or loose.
- We rake out the grout evenly, protecting the tile edges.
- The joints are vacuumed clean.
- New grout is pressed into the joints and the tiles are cleaned.
- Silicone goes into the corners and along the edges.
Before we arrive
- Mention any parking rules near the property
- Tell us about any previous sealing or DIY attempts
- Plan for the work area to be out of bounds to pets and children

How the job changes by surface
Corners and edges
Edges are resealed while we’re there, so everything is renewed at once.
Kitchen splashbacks
We can regroute a splashback with the kitchen left in place. The joint along the worktop is resealed with silicone.
Work for landlords, hotels and businesses
Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll quote.
When it is not the sealant
Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant won’t put right:
- Failed tanking or waterproofing under the tiles
- Cracked or broken tiles
- Tiles that are loose or hollow behind
If in doubt, call 0345 464 0079 or drop us an email and we’ll say what we think before you book.

Can I do it myself?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
Common questions in Highgate
Can you help a landlord with a rental near Upper Holloway station?
Yes, we work for letting agents and landlords. You can call 0345 464 0079 or email us with the address and a few details, and we’ll give you a fixed price before any work starts.
Could a tired shower seal in my Highgate flat affect the neighbours below?
Yes. In a flat, water from a failed bath or shower seal has only one way to go, and that is down. A proper reseal before the leak starts is the easy fix.
Can new sealant go over the old?
No, it won’t last. It may look fine at first, but the new layer lifts away from the old one. The old sealant has to come out completely.
How long does the job take?
Most jobs take anything from a few hours to a full day, depending on the area. We’ll confirm how long when we quote.
Do you hold any approvals?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
Where is Mr Mastic based?
We are based in Crawley, and we cover South East England, London and all of Scotland.
Is there any odour?
It depends on the product. Some products have a noticeable smell, others very little.
Should corners be grouted or sealed?
Flexible sealant. Grout belongs between the tiles, while corners and edges need a joint that can move.
Keeping the joints in good condition
No joint lasts for ever, but care makes a real difference. A few tips:
- Wipe water off the walls when you’re done
- Keep harsh bleach and acid cleaners off the grout
- Give the walls a quick rinse after use
- Clean with a soft brush, not anything metal
Leave the area unused for as long as we advise, so it can harden properly. From then on, a quick rinse after showering helps and let the room air.
Cracked grout doesn’t stay cracked for long. Water gets in behind and the tiles can start to loosen, so regrouting early can save a retile.
