Bathroom resealing across N21: what to expect

The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. Only once it’s dry does the new bead go on. We work on baths, sinks & splashbacks and wet rooms, and people most often call us about smears of silicone across the tiles and gaps where the bath or tray has moved.

When we arrive, we look over the joints with you first. We protect the surfaces around the joints before work begins. Most jobs take around two hours for one bath or shower, longer for a whole bathroom.

  1. Protection goes down around the bath, shower or worktop.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

What affects the price in N21

Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you’re not sure whether it needs doing, call 0345 464 0079 or drop us an email for an honest opinion and a quote.

Where we work in N21

In N21, bathroom resealing takes in flats, houses, rentals and businesses, in Enfield, Southgate and Enfield Chase and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.

London and the South East have homes from every era, from period terraces to post-war new towns and new estates. The right sealant depends on the age and materials of the building, wherever it is in N21.

Winchmore Hill: Schools such as St. Paul's School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you live in an older home near Holy Trinity, walls and floors in older homes can move, and sealant and grout show it first.

Leave it or put it right?

Fresh sealant smartens a bathroom or kitchen with very little disruption, which matters if you’re letting a property or selling it. Lumpy sealant with smears on the tiles has the opposite effect.

Questions to ask before you book

  • The length of the guarantee
  • What happens if they find a problem under the old sealant
  • Whether they seal over old material or remove it
  • How the joint is cleaned and prepared

Should I try it myself first?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Signs you need bathroom resealing

Silicone needs a clean, dry surface without any grease to stick to. Traces of soap, bath oil and old sealant stop it gripping, and a joint that looked fine soon begins to come away.

The problems people generally mention when they call include:

  • Failed sealant on the screen profile
  • Smears of silicone across the tiles
  • Water getting behind the bath panel
  • Water getting behind the kitchen upstand

Keeping the joints in good condition

How long the joints last depends on use and care. Here’s what we suggest:

  • Use gentle cleaners on the silicone
  • Wipe the sealant dry after showering
  • Keep scourers and sharp tools away from the bead
  • Check the joints every few months for splits or lifting

Give the silicone time to cure before it gets wet, which is usually around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.

A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.

N21 questions

Do you come to N21?

Yes, we do. N21 is part of the area we cover.

Can you just seal over the old silicone?

No. New silicone will not bond to old silicone, so it lifts and traps water and mould underneath. We always take the old sealant out completely.

Should I try DIY first?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs.

When can I use the bath or shower again?

Silicone is touch-dry quite quickly, but it takes longer to cure. Keep water off it for around 24 hours, or follow the cure time we give you.

Where is Mr Mastic based?

We are based in Crawley, and we cover South East England, London and all of Scotland.

Do you work for hotels and businesses?

Yes. We have worked for hotels, offices and other businesses.

Can I add another job to the visit?

Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
