New build mastic for Winchmore Hill homes and businesses

New build mastic in Winchmore Hill, done properly

Our new-build work comes in two parts: plot mastic for developers, and putting right failed sealant for people who’ve bought a new home. In both, preparation makes the difference. Typical jobs include messy sealant that spoils new finishes and sealant applied over dusty or wet surfaces, across skirting & floors, show homes and bathrooms & en suites.

Across London, commercial floors have movement joints that break down under heavy foot traffic, and new homes need their plot mastic finished properly before handover.

Big or small, you get the same one-year guarantee.

FAQs for Winchmore Hill

Is Winchmore Hill in your area for new build mastic?

Yes, Winchmore Hill is within the area we cover. We work across London and the South East. You can ring 0345 464 0079 or drop us an email and tell us what needs doing.

Is parking an issue for new build mastic in Winchmore Hill?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.

Do you work through snagging lists?

Yes. Send the list and a few photos of the sealant items, and we will quote. We’ll flag anything that needs another trade.

What should I tell you?

Only a few details: where it is, what you’ve noticed and how we reach it. Then call 0345 464 0079 or email us.

How much does new build mastic cost in Winchmore Hill?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.

Why does sealant fail so quickly in new builds?

There are usually two causes: the house moving as it dries, and sealant that never bonded properly. A proper reseal deals with both.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We’ll tell you what we’re using and why.

How long should I leave it?

That depends on the sealant used, so follow the cure time we give you.

What the job involves on each surface

Kitchens

Worktop, upstand and sink joints in new kitchens often get a hurried bead. We take it out and reseal neatly, colour-matched where it shows.

Windows and doors

The gap between a new frame and its plaster reveal often opens up. We remove cracked sealant and apply a flexible one in a matching colour.

What new build mastic looks like in Winchmore Hill

Many of London’s new homes are flats in bigger developments, where snagging may go through the developer or managing agent. Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

As a London address, Winchmore Hill can be tricky for parking: let us know about parking bays, permits or a driveway. If you’ve bought a new home near Winchmore Hill station, the sealant around baths, showers and frames is worth checking in the first year or two.

What happens if it’s left?

It often makes sense to do all the sealant items on a snagging list together. It’s one visit, one quote and one set of cure times for the lot. In London conversions, one flat’s bathroom is often above another flat’s ceiling, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Dealing with it early is far simpler.

We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please phone 0345 464 0079 or send us an email and we’ll talk you through it.

What you get with us

  • More than 20 years in sealant work
  • Anti-fungal silicone where joints get wet
  • We agree the colour with you first
  • We leave the area clean and tidy

Take a look at how sealant jobs are priced and what customers say.

How to look after the new joints

So the new joints stay in good condition:

  • Keep photos and emails about snagging items
  • Use the extractor fan every time you shower
  • Keep water off fresh sealant until it has cured
  • Raise failed sealant with the developer while you’re covered

Leave the sealant for the cure time we give you before showering or bathing. Silicone is normally left for about a day before water reaches them.

Mould takes hold quickly in sealant that has gaps or lifted edges. Resealing before mould gets in keeps the job straightforward.

What happens on the day

Once we are on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes anything from a few hours to several days, depending on the number of plots. In Winchmore Hill, flats, stairs and shared entrances are part of the routine. Mention any building rules, key holders or managing agents when you book.

  1. First we work through your snagging list or plot schedule with you.
  2. The old bead comes out in full, with no layer left behind.
  3. Each joint is cleaned of dust and grit, then primed if required.
  4. We apply a sealant that suits each joint and tool it to a neat finish.
  5. Each area is checked and left with its cure time.

Advice

What sealant work cannot fix

It helps to know what we cannot do:

  • Your warranty claim itself, which is between you and the builder
  • Settlement cracks that need a surveyor
  • Movement caused by a poorly fitted tray or bath

Not sure which it is? You can phone 0345 464 0079 or email us and we will tell you honestly.

  • Bathrooms & en suites
  • Skirting & floors
  • Windows & doors
  • Kitchens
  • Plot handovers

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Quotes for new build mastic in Winchmore Hill

The price is agreed before any work begins. It’s based on:

  • How much there is to do
  • Any mould that needs treating
  • Whether old sealant or filler has to be cut out
  • The number of rooms or windows

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

Helping us quote

To make quoting easier, let us know:

  • The address or postcode of the job
  • If someone has resealed it before
  • Pictures of the joints, sent by email
  • Any access issues, like height or stairs

Getting a quote is simple: let us know the job and the location, and roughly how big it is. Photos by email help us understand the job, and we will take it from there.
