New build mastic in Upper Edmonton, done properly
Some owners wait for the first year’s movement before having joints redone. That makes sense for small gaps that are just cosmetic, but a failed shower or bath seal shouldn’t wait. Common call-outs are for cracks appearing as a new home settles and frame joints opening as the plaster dries, across show homes, bathrooms & en suites and kitchens.
London homes range from new-build flats to period conversions with new floors laid over old boards. Every joint between floor, skirting and threshold has to cope with some movement.
Our work is backed for twelve months, and the guarantee is the same wherever you are.

How we quote for new build mastic
Jobs vary more than people expect. The main factors:
- Any working-time requirements on site
- Any mould that needs treating
- Whether the work is at height
- The number of rooms or windows
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.
Helping us quote
To make quoting easier, please include:
- Access, such as stairs, a lift or height
- Photos by email, if that’s easy
- What’s wrong with the joints now
- Whether it’s a home or a business
We quote each job on its own. Just call 0345 464 0079 or drop us an email with the details.
When something else is needed
Sealant isn’t the answer to every problem, and we’d rather say so up front. It won’t solve:
- Structural cracks in walls or ceilings
- Plumbing faults behind the sealant
- Movement caused by a poorly fitted tray or bath
Not sure which it is? You can phone 0345 464 0079 or email us and we’ll tell you honestly.

How to look after the new joints
So the new joints stay in good condition:
- Keep water off fresh sealant until it has cured
- Do not seal over failed sealant yourself
- Record problems with dated pictures
- Use the extractor fan every time you shower
Keep the bathroom ventilated, especially in the first year. Use the extractor fan or open a window after showers.
If a shower tray or bath seal splits in the first year, look for movement. Getting it resealed properly, and any movement checked, stops it recurring.

How the visit works
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours in a single home. For a job in Upper Edmonton, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor we’re working on and whether there’s a lift.
- We start by going through the snagging items or plot schedule with you.
- The failed sealant is removed completely, with no layer left behind.
- We clean out the dust and grit left from the build.
- Primer goes on where the surface and product need it, then the new sealant.
- Each bead is tooled and the cure times explained.
Before we arrive
- Mention any tricky access
- Move anything stored near the joints
- Tell us if parking is tricky

DIY sealant or a professional job?
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.
Different surfaces, different methods
Skirting and floors
Gaps under skirting are one of the most common new-build snags. We seal it with a flexible sealant that copes with the movement.
Windows and doors
A draught at a new window can be a missed or failed joint. We check and reseal the frame edges.
Work for landlords, hotels and businesses
We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll quote.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

Is it messy?
No. We protect the surfaces around the joints, and we tidy up before we go.
Are you fully insured?
Yes, we are fully insured for every job we do.
What colour sealant will you use?
It depends on the joint: white or clear for most sanitary joints, colours for worktops, floors and frames. We agree the colour before work begins.
Joints and finishes in Upper Edmonton homes
Many of London’s new homes are flats in bigger developments, where snagging may go through the developer or managing agent. The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
For new homes near Silver Street station, it’s worth checking the sealant early, while snags are still fresh. Upper Edmonton is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book.
