Bathroom resealing in N17: how it works

The secret of a lasting bead is the preparation. The old sealant is removed to the last smear, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. We work on basins & vanity units, kitchen worktops & upstands and shower trays & enclosures, and people most often call us about a reseal done over the top of the old bead and leaks into the floor or ceiling below.

On the day, we look over the joints with you first, so you know exactly what we are doing. We protect the surfaces around the joints before work begins. The work usually takes a morning or an afternoon for most single baths and showers.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you are told the cure time, generally around 24 hours.

Bathroom resealing across N17: local notes

N17 has homes of every age, old and new, and in places like Tottenham, Noel Park and Tottenham Green there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.

London and the South East are among the drier parts of the UK, though outside sealant still needs a dry, clean joint, so work across N17 is planned around the weather.

Tottenham: For site and facilities teams at buildings such as The Mulberry Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes. Tottenham is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book.

DIY versus a professional finish

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Leave it or put it right?

Running new silicone over the old joint can look tidy for a few weeks, but it won’t bond. Water creeps under it and mould follows, and the next reseal means two layers to cut out.

Questions to ask before you book

  • How hidden problems are handled
  • What product goes in the joint
  • What preparation is included
  • Is the old sealant removed completely?

Aftercare tips

After the cure time, these simple habits help:

  • Stick to a soft cloth and a mild cleaner
  • Move toiletries away from the joint
  • Keep scourers and sharp tools away from the bead
  • Squeegee the walls and tray after use

Keep water off the new bead until it has cured, following the cure time we give you. After that, a quick wipe after showering helps keep it clean.

Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.

Surface by surface

Baths

Most bath leaks begin along the long edge, especially under a shower. We finish it with a single, even bead of anti-fungal silicone, tooled so water can’t sit on it.

Shower trays & enclosures

A tray that rocks will split any sealant. We check for movement before we reseal, and if the tray needs refixing, we’ll say so.

What we’re called out for in N17

Not every tube in the shop is meant for a shower. Acrylic caulk and general-purpose sealants aren’t designed for a joint that’s wet every day, so they stain, crack or go mouldy before long. Wet areas call for a sanitary silicone with an anti-fungal additive.

Keep an eye out for any of the following:

  • Leaking joints on a shower screen
  • Water getting behind the bath panel
  • Splits where the tray meets the wall
  • Sealant that has split, shrunk or peeled away

FAQs for N17

How long does a bath or shower reseal take?

It takes half a day or less for one room, longer when the kitchen is included. We’ll confirm how long your job needs when we quote.

Can landlords and businesses book you?

Yes. We work for homeowners, landlords, letting agents, businesses and hotels in N17.

Can you get rid of the black mould in my sealant?

Yes, we replace the mouldy bead. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Airing the room well helps stop it returning.

Can I choose the colour of the sealant?

We can use white, clear or a colour to suit. On a worktop we colour-match where the joint shows.

Where is Mr Mastic based?

Our base is Crawley. We work across South East England, London and Scotland.

How long before the new sealant can get wet?

Usually after around 24 hours. We will tell you the cure time for the product we used.

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
