Our bathroom resealing service in N15
Homes in N15 have the same weak spots as anywhere else: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. We work on sinks & splashbacks, wet rooms and basins & vanity units, and people most often call us about mouldy sealant that has gone black and cracked, shrunken or lifting silicone.
We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a morning or an afternoon for most single baths and showers.
- We protect the area and cut out all of the old sealant, including the film left on the tiles.
- Next, the joint is cleaned and any mould is treated.
- We let it dry fully and fill the bath with water before sealing.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- Finally we tidy up and explain the cure time before we leave.

Where we work in N15
In N15, bathroom resealing takes in flats, houses, rentals and businesses, in Tottenham, Tottenham Green and South Tottenham and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
Hard water across most of the South East leaves limescale on sealant, grout and fittings. Whatever the job in N15, surfaces are cleaned back properly before new sealant goes in.
Tottenham Green: For an older house near a landmark such as Church of Holy Trinity, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. If you let a flat or house near Seven Sisters station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
DIY sealant or a professional job?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Different surfaces, different methods
Shower trays & enclosures
There are normally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so each is cut out and renewed with anti-fungal sanitary silicone.
Sinks & splashbacks
Around the sink, we use a product suited to kitchens, including a food-safe sealant where that is needed. The bead is finished smooth so it wipes clean.
Why it fails
Silicone needs a clean, dry surface without any grease to stick to. Soap residue, oils and leftover silicone film all get in the way, and a joint that looked fine soon begins to come away.
Signs it’s time to call us include:
- A bead that has pulled away from the tiles
- A messy, uneven bead from a previous reseal
- Water getting behind the bath panel
- Water getting behind the kitchen upstand
What happens if it’s left?
A quick bead over the top of the old one might look better for a while, but it can’t stick to what’s underneath. It lifts, traps water and grows mould behind it.
Questions to ask before you book
- Which sealant they’ll use, and why
- How hidden problems are handled
- Whether you can choose the colour
- How long to leave it before use
Landlords, agents and businesses in N15
Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.
Questions from N15
Do you work for hotels and businesses?
Yes. We have worked for hotels, offices and other businesses and we’re fully insured.
Do you work for landlords and businesses?
Yes, regularly. We can quote for several properties at once.
Can I do it myself?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
How much does bathroom resealing cost in N15?
There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before we start.
Are you insured?
Yes. We are fully insured for domestic and commercial work.
Is there any odour?
Possibly a little. It fades as the sealant cures, and ventilation helps.
Is it OK to put new sealant on top of the old bead?
No. Sealing over the top looks fine for a few weeks, then lifts, because silicone doesn’t bond to silicone. Every trace of the old bead is removed first.
