Bathroom resealing across E8: what to expect
The secret of a lasting bead is the preparation. The old sealant is removed to the last smear, after which the joint is degreased and any mould treated. Only once it’s dry does the new bead go on. We’re often asked to deal with water getting behind the kitchen upstand and leaks into the floor or ceiling below, on kitchen worktops & upstands, sinks & splashbacks and wet rooms.
All our tools and materials come with us in the van. After a quick look at the joints together, we protect the area and start. Most jobs take a morning or an afternoon for most single baths and showers.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you’re told the cure time, usually around 24 hours.
What you will pay
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.
What you get with us
- We leave the area clean and tidy
- An ARBOMaster approved applicator
- White, clear, grey or another colour, product permitting
- Trusted Arbo and Everbuild sealants

Bathrooms and kitchens across E8
Across E8, from Homerton, West Hackney and Hackney outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
London and the South East have homes from every era, from period terraces to post-war new towns and new estates. Each needs the right sealant for its age and materials, wherever it is in E8.
Hackney Central: Hackney Central is in London, so parking needs planning: let us know about parking bays, permits or a driveway. Rented homes near London Fields station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
Keeping the joints in good condition
Simple care keeps the joints in good condition. We recommend:
- Give the silicone its full cure time
- Squeegee the walls and tray after use
- Look for lifting corners and small gaps now and then
- Don’t leave water standing on kitchen joints
Give the silicone time to cure before it gets wet, which is generally around 24 hours. After that, a quick wipe after showering helps keep it clean.
There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.
How we quote for bathroom resealing
Jobs vary more than people expect. The main factors:
- The product the joint needs
- Any working-time requirements on site
- Mould in or behind the old joints
- How easy the joints are to reach
Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.
Asking for a quote
To make quoting easier, let us know:
- Photos by email, if that is easy
- The problem you’ve noticed
- Where the job is, and your postcode
- Roughly how big the job is
Getting a quote is simple: let us know the job and the location and its rough size. A few photos by email make the job easier to understand.
Common problems we fix in E8
Silicone does not last for ever. Daily water, heat and cleaning products slowly wear it down, and how long it lasts comes down to use, cleaning and ventilation.
Any of these means the joints need attention:
- Damp behind the bath or under the tray
- Shrunken sealant along the back of a worktop
- Sealant that has split, shrunk or peeled away
- Black spots spreading through the bead
Surface by surface
Wet rooms
Wet rooms rely on sound joints at floor and wall junctions. They get anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.
Sinks & splashbacks
Next to the sink, the sealant has to cope with constant water, including a food-safe sealant where that is needed. The joint is laid neatly so it’s easy to wipe.

FAQs for E8
Do you come to E8?
Yes. From our base in Crawley, we cover South East England, London and all of Scotland, and that includes E8.
Can mouldy silicone be sorted out?
Yes, we replace the mouldy bead. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Airing the room well helps stop it returning.
Can I add another job to the visit?
Yes, we can. Several rooms, windows or areas can go on one quote.
Do I have to be there?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
When can I use the bath or shower again?
Silicone is touch-dry quite quickly, but it takes longer to cure. Keep water off it for around 24 hours, or as long as we advise for that product.
Where is Mr Mastic based?
